Well-established WINE COMPANY of a total of 5 hectares of irrigated land with a small restaurant business, located in a slightly hilly position about 30 km from the sea and a few minutes’ drive from the town center in a very interesting landscape context of the Tuscan Maremma. The vineyard area extends for approximately 4 hectares and is planted with white grape varieties such as Malvasia Toscana, Malvasia di Candia, Trebbiano and with red grape varieties, Merlot, Cabernet, Sangiovese. The indicative grape production is equal to 500 quintals per year, with a yield of approximately 70%. The olive grove extends for 1.5 hectares and has 500 plants, with a production of approximately 200 quintals of olives per year and is cultivated in the Frantoio, Moraiolo, Leccino and Correggiolo varieties. The average annual production is approximately 6,000 kg of extra virgin olive oil, equal to 900 liters of oil per year. The oil enjoys the ”IGP” label. The property includes a cellar/warehouse building of a total of approximately 100 m2 complete with stainless steel vats, concrete barrels, winemaking system as well as rooms for sales, bottling and storage for a total of 50 m2, large kitchen with fireplace used as a tasting room and restaurant room with 22 internal seats for a total of 90 m2, a sheet metal shed of approximately 130 m2 and a prefabricated house. In the large external courtyard there is a well. The sale also includes agricultural vehicles (3 wheeled tractors, 1 tracked tractor, tub for transporting grapes, and more).
