MONTESCUDAIO (PI): in the heart of the Val di Cecina, just 10 km from the sea and 15 km from Bolgheri, a certified organic winery with a manor villa, a historic village with vaulted cellars, and 360 hectares of land with vineyards.

The estate spans 360 hectares of land located in an area that has been dedicated to wine production for centuries, in the sunny and breezy valley of the Cecina River. The territory is characterized by clayey soils rich in limestone, minerals, and numerous marine fossils, elements that, along with the exceptionally favorable microclimate, give the property particular agricultural and viticultural value.

The land includes:
- 55 hectares of vineyard, cultivated with the spurred cordon method, fully productive and featuring internationally renowned high-profile varieties, including Sangiovese, Merlot, Cabernet Franc, Cabernet Sauvignon, Viognier, Petit Verdot, and Roussanne.
- 35 hectares of land used for organic DOC arable farming and olive groves, featuring quality varieties such as Leccino, Moraiolo, and Frantoio.
- 270 hectares of forest providing total privacy.

The land also features an artificial lake, fed by natural springs, representing a valuable water and landscape resource.

The estate consists of a productive, residential, and cultural system of 7,000 square meters of built area across ten buildings, divided as follows:
1) MANOR VILLA - a manor house of approximately 680 square meters on two levels plus a tower, is the architectural body of greatest identity and representation of the entire complex. On the ground floor, there are: a hall, an anteroom, a kitchen, a bedroom, and a bathroom with a shower. On the first floor, the right wing hosts: two bedrooms with private bathrooms and an independent terrace; the left wing: a suite with a bedroom, living room, and private bathroom with access to the terrace of the tower. The duplex in the rear building offers two bedrooms with private bathrooms and an independent terrace, configuring itself as a fully autonomous unit. The volume of the first floor allows for the creation of two independent apartments.

It includes two dependences: the first with two bedrooms, kitchen, living room, bathroom, and outdoor terrace; the second with two bedrooms, kitchen, and terrace.
2) HISTORIC VILLAGE – Within the village, the company’s production center develops, articulated in cellars with ancient vaults, a restaurant, a shop, a rural museum, and three agricultural warehouses. The complex constitutes a system already structured for high-level hospitality and wine tourism.

The vaulted cellars represent one of the most valuable historical and scenic elements of the property, ideal for private tastings and exclusive events.

Completing the hospitality offering is a building with seven independent apartments, each with two or three bedrooms and spacious areas, designed to ensure comfort and autonomy for guests.

The caretaker’s villa ensures the operational management of the estate in full autonomy.
