Villa Giulia, Todi, Umbrien

Villa Giulia is a beautiful property consisting of two houses, a studio, a 12 x 5 metre swimming pool overlooking the olive grove and spectacular south facing views over the unspoilt Umbrian countryside. Only 11 kilometres from Todi the properties are all well maintained and boast many original features.

The main house, which dates back to the 18th century, is on two floors and has a 60 square metre covered terrace from where one can enjoy the lovely warm Italian evenings and al fresco dining with not an electricity pylon in sight. The main door leads into the upper floor, where there is a living room with a large stone fireplace, two bedrooms and bathroom. A staircase goes down to the ground floor where there is a large living room with access to the aforementioned terrace and garden. On this level there is also a kitchen and another small single bedroom and bathroom.

The second house is on one floor and consists of a spacious living room with a large stone fireplace and kitchen corner, three large bedrooms and three bathrooms. Each room has high ceilings with beautiful beams and terracotta tiles.

Both houses are close to each other but independent and the studio, measuring about 28 square metres is restored with a bathroom and air-conditioning.

Both houses have new roofs with 10 centimetres of insulation.

The land around the houses and pool includes olive trees, oaks, cypresses, lavender and rosemary bushes. A path leads up from the houses, through a wood to the highest point of the property, from which there are breath-taking views of Todi and the surrounding countryside. The pool and sun terrace are situated amidst an olive grove below the houses. Although the property is privately positioned, the medieval town of Todi can be reached in about 20 minutes by car. Todi offers a wide range of shops, bars, and amenities. The property is also within easy reach of Orvieto and its direct rail service to Rome and to the A1 motorway connection.
