There are trades you learn once and then carry everywhere. Mine is looking at something and knowing, before anyone else does, whether it will hold.
I learned it in Switzerland, where rigour is not a virtue but a habit: twenty years among the country’s largest medical congresses, immersive installations, the LAC in Lugano. Rooms where at nine o’clock sharp a thousand people sit down, and no one asks how hard it was to get there. It works, or it does not. That is where I understood that beauty does not come from inspiration. It comes from process, when the process is good enough to become invisible.
Then came the jury. I served on the committee of concours d’élégance, where the task is not to recognise something beautiful, since they all are, but to choose the finest in a room full of fine things. It is a rare exercise. It teaches you to look for a long time, and it teaches you to say no without regret.
Today all of it has a single form. Swiss method, Italian eye, and a network built over twenty years: developers, notaries, banks, lawyers, families who come back. That network is what lets me stand between buyers from Europe and North America and the few properties in the Dominican Republic that genuinely deserve to be shown.
Because my work is not to show you everything. It is to remove.
I read this market every day with a system I built myself: the entire national registry of approved projects, one thousand eight hundred and thirty-eight of them, the developers’ catalogues, who has delivered and who has only promised. By the time I bring you a property, I have already compared it with all the others.
That changes your risk, not mine.
Someone buying four thousand miles from home does not need enthusiasm. They need someone who has already been to see it, read the documents, verified the tax exemptions and looked the developer in the eye. And who then knows how to step aside, because a home is chosen in silence.
I work with few people at a time, and I choose them. Not because I am hard to find, but because the way I work does not divide across twenty clients.
