Local restaurant in a quiet area of the municipality of Cortona.
The building comprises the restaurant itself with a large panoramic terrace with views of Cortona and Montepulciano, kitchens and service and storage rooms, all developed on 3 floors with main access from ground floor to street level and service access to floor -2 for unloading.
Also part of the property is a small flat on the 1st floor.
The restaurant is in excellent condition and currently in operation, capable of accommodating up to 200 guests between the interior section and the terrace, with the possibility of setting up an additional room for 40 persons for events.
The large, ornate entrance leads to a small garden section with a vegetable garden and access to a flat above, a series of stairs lead to the terrace, partially covered and with a splendid view over the Val di Chiana, with the centre of Cortona clearly visible. Entering the building we are greeted by a small stone hall with large windows on the outside and a ready and well-equipped bar corner. The second room, made entirely of stone, is much larger and has two large arches, an old oven now decorative and a decorative niche enclosed by wrought iron grilles.
A door leads to the first bathroom for the disabled, and down the flight of stairs we find four guest bathrooms with sinks.
Continuing along the corridor is the reception room, which can be used for events.
The kitchen is accessible from 2 sides, one by descending the stairs in the counter/office area accessible from the terrace and the other from the reception room. The kitchen is large and fully equipped, with a hoist, 2 professional wood-fired ovens and a dedicated area for the preparation of gluten-free food.
Also accessible from the kitchen is a storage room and a bathroom/changing room for staff.
Accessible from both the kitchen and the reception room is a more secluded terrace.
Going down a further flight of stairs we find a large food storage room with a cold store and a further storage room with water tanks.
Also accessible from this floor is the outdoor area below the property with an access gate to allow the unloading of goods.
Above the restaurant is a flat, perfect as a home for the owners or as a solution for tourist rentals.
The flat opens onto a large and bright living room with fireplace and a small elevated kitchenette with access to the attic. A corridor opens to the left onto two large bedrooms and at the end we find a bathroom with shower and laundry corner. The condition of the flat is very good with the refined epoque detalining needing a touch up.
The property also has access via road and rock stairs to a semi-covered parking area a little further away.
