Key Insights
- Florida’s property demand grew by more than 18% year-over-year, with estate-size properties (5+ bedrooms) accounting for 56% of all inquiries.
- International buyers account for 54.5% of Florida inquiries, led by the UK (+36.2%) and Spain (+8.9%), alongside accelerating demand from a diverse global buyer base (+22.8%).
- Secondary markets are outpacing Miami in growth rate: Fort Lauderdale (+274%), Delray Beach (+183%), and Marathon (+169%) show the strongest year-over-year increases.
In 2025, Miami’s Fisher Island reportedly became America’s most expensive ZIP code, with a median sale price of $9.5 million. It marked the first time a Florida address topped the national ranking, overtaking California, but the broader story extends well beyond a single enclave.
The timing aligns with wider wealth-migration dynamics. Google co-founder Larry Page reportedly spent $188 million on waterfront properties in Coconut Grove, while Meta CEO Mark Zuckerberg acquired a mansion on Indian Creek for an estimated $150 to $200 million.
At the same time, California is advancing legislation proposing a 5% billionaire tax, potentially retroactive to January 1, 2026. Against that backdrop, Florida’s zero state income tax continues to draw technology executives and ultra-high-net-worth individuals assessing strategic residency shifts.
JamesEdition’s data adds depth to these headline transactions, revealing rising activity across multiple luxury micro-markets.
For private buyers, investors, and real estate professionals, we examine the property types and secondary hotspots where opportunity is concentrating, along with the key buyer shifts that illustrate how Florida’s luxury landscape is evolving in real time.

Florida in the National Context
With inquiry volume up 18.4% year-over-year across over 28,000 active listings statewide, Florida attracts broad-based buyer interest driven by lifestyle, climate, and favorable tax treatment.
Florida accounts for 16.6% of all U.S. property inquiries on JamesEdition, making it the second most-searched state after California (19.1%). Year over year, Florida’s demand rose broadly in line with California’s 19.4% increase.
Other fast-growing states include Colorado, where inquiries more than doubled from a relatively small base of 5.4% share, New York, and Texas, suggesting high-end buyer interest is widening beyond coastal markets.
Florida’s Top Markets
Miami remains Florida’s dominant market, with inquiry volume up 30% year-over-year. The city’s waterfront enclaves saw particularly strong interest: Golden Beach inquiries more than doubled (+121%), while Bal Harbour jumped 164%.
The fastest growth rates, however, appeared in markets beyond Miami’s core. Fort Lauderdale inquiries surged 274%, Delray Beach rose 183%, and Marathon in the Keys saw 169% growth. These patterns suggest buyers are exploring waterfront alternatives at different price points.
South Florida collectively commands 67% of all statewide property inquiries.
Yet emerging interest in markets like Ocala (+238%) and Cape Coral signals that inland and Gulf Coast properties are gaining attention from buyers seeking larger estates or lower density.
International Demand Trends
International inquiries account for 54.5% of all Florida activity on JamesEdition, reflecting broad geographic demand beyond any single source country.
The United States remains the largest single country of origin at 45.5% share, but international growth is outpacing domestic. The United Kingdom leads with the strongest year-over-year growth at 36.2%, followed by Spain (+8.9%) and France (+1.7%).
The broad “Other Countries” category grew 22.8%, confirming increasingly global demand.
Estate-Scale Homes Dominate Buyer Interest
Florida’s appeal extends beyond coastal living and year-round sunshine. Its real estate draws buyers seeking space, privacy, and residences designed for seamless multi-generational living.
Properties with 5+ bedrooms account for 56% of all Florida property inquiries, despite representing just 23% of available inventory. This is the widest demand-supply gap of any segment.
Median listing prices for 5+ bedroom homes sit at $3.8 million, nearly three times the $1.3 million for smaller homes.
Four-bedroom properties also attract outsized interest relative to supply, capturing 19.1% of inquiries against 27.2% of inventory at a median price of $2.1 million.
Smaller properties (3 bedrooms or fewer) represent nearly 50% of the inventory but attract only about 25% of inquiries combined.
These patterns indicate a strong current preference for space, privacy, and estate-scale properties across Miami-Dade’s waterfront compounds, Naples‘ gated communities, and the Keys‘ secluded retreats.
Florida’s Demand Is Diversifying Beyond Trophy Markets
The inquiry patterns point to distinct opportunities across Florida’s property landscape.
While high-profile billionaire purchases capture headlines, JamesEdition data points to broad-based demand across Florida’s luxury corridor. Estate-size properties, international buyers, and secondary markets are all contributing to the state’s continued momentum.
