Gallitzinberg 89 | Living at the Gateway to the Vienna Woods

Where Vienna breathes. Where children still experience adventures. Where the Vienna Woods become your neighbor.

Gallitzinberg is one of the most sought-after residential areas in western Vienna. Here not only does the Vienna Woods begin – here begins a way of life. The property at Gallitzinberg 89 is situated in an exceptionally green environment among villas, gardens, and expansive forest landscapes, offering a rare combination of nature, tranquility, and urban quality of life.

Particularly impressive are the nearby Steinhofgründe, one of Vienna’s most beautiful recreational areas. Spanning around 43 hectares, it features vast meadows, natural forest areas, hiking trails, and magnificent viewpoints with unobstructed views over the city. The landmark of the area is the Art Nouveau church designed by Otto Wagner, with its widely visible golden dome, one of the most significant buildings of Vienna’s Art Nouveau style. High-profile concerts and cultural events are regularly held here. Especially appealing is the fact that the property itself offers a view of the distinctive golden dome – an extraordinary detail that makes the proximity to this unique cultural monument a daily experience.

For families, the surroundings are a true paradise. The famous sleigh hill at Steinhofgründe becomes a popular meeting place for children and parents in winter. Due to the elevated location at the edge of the Vienna Woods, a special microclimate prevails here. While inner districts of Vienna often experience thawing, snow often remains on the heights around Gallitzinberg. This region is thus one of the few residential areas in Vienna where children can regularly experience winter right outside their door.

Nature lovers appreciate the extraordinary biodiversity of the Vienna Woods. The adjacent forest areas are part of the Vienna Woods Biosphere Reserve and rank among Austria’s most ecologically valuable natural spaces. The region is considered one of the largest contiguous woodpecker habitats in Central Europe and provides a valuable habitat for numerous rare bird species, wildlife, and protected plants. The excellent air quality, extensive forest areas, and pleasantly cool climate make the area especially desirable during the summer months.

Sports enthusiasts have an almost limitless range of leisure activities right at their doorstep. Numerous running and trail running routes lead through the Steinhofgründe and further into the Vienna Woods. Mountain bikers find a well-developed network of forest paths and varied routes, ranging from relaxed family outings to challenging tours. Nature becomes a daily space for movement here.

Just a few minutes away rises the famous Jubiläumswarte, one of the most beautiful landmarks of western Vienna. From its observation platform, there is a spectacular panoramic view over Vienna, the Danube Valley, and the gentle hills of the Vienna Woods. Equally idyllic is the nearby Hanslteich, nestled in the Vienna Woods. The romantic natural pond with its traditional restaurant is one of the most popular excursion destinations in the area, inviting visitors for walks, breakfasts, or relaxed evenings in the green.

Families also benefit from an exceptionally diverse sports and leisure offering. The Marswiese sports center is one of Vienna’s most popular recreational facilities, featuring tennis courts, football fields, riding opportunities, and numerous programs for children and youth. This is complemented by the renowned Colony Club Vienna in the neighboring 14th district, one of the city’s most respected tennis and sports clubs for decades. The nearby ASKÖ Basketball Club also offers optimal training and development opportunities for children and teenagers.

Gastronomically, western Vienna is one of the city’s most enjoyable residential areas. The popular Restaurant Grünspan is well known beyond district borders for its relaxed atmosphere and excellent cuisine. Around Neustift am Walde, Salmannsdorf, and Ottakring, numerous traditional wine taverns invite you to convivial evenings among vineyards and the Vienna Woods. In summer, a visit to the traditional Eissalon Mauß is a fixed part of life at Gallitzinberg for many families and residents.

Kindergartens, schools, shopping facilities, and public transport are conveniently accessible, complementing the exceptional living quality of this location.

Gallitzinberg 89 combines what has become rare in Vienna: nature, culture, sports, and relaxation right at your doorstep. A location for families, nature lovers, and active people who want to experience the unique connection of Vienna Woods, Steinhofgründe, and urban quality of life as part of their everyday life.

Public Transport & Traffic Situation

The location at Gallitzinberg combines living close to nature with excellent accessibility. Bus lines 46A and 46B provide quick connections to the Ottakring U3 and S-Bahn stations as well as to Vienna’s city center. By car, the city center, Höhenstraße, and the main traffic routes of western Vienna are reachable in a short time.

Thus, the location unites the tranquility of the Vienna Woods with the infrastructure and mobility of a modern metropolis.

Infrastructure & Medical Care

Gallitzinberg offers excellent infrastructure for daily needs. Shopping facilities, pharmacies, schools, kindergartens, and numerous service providers are nearby and easily accessible.

Medical care is also excellent. Within a short drive, you can reach the renowned Klinik Ottakring (formerly Wilhelminenspital), the Krankenhaus Göttlicher Heiland, and the AKH Vienna, one of Europe’s largest and most modern hospitals. Numerous specialists, general practitioners, and therapy centers complement the comprehensive healthcare offering in western Vienna.

Property Details

The property is approximately 17 m wide and currently about 82 m deep. The front portion for sale covers about 50 m depth and is optimally oriented to the south-southwest. The view over Vienna extends towards the east.

Note on the Purchase Model

The property will be divided into two parts or purchase steps as part of the sale.

In the first step, you acquire the street-side part of the property with ideal conditions for constructing a new building. The rear part with the existing summer house remains temporarily owned and used by the current owner. This use is regulated by a servitude agreement for a clearly defined period.

At a contractually agreed later date, the rear part including the summer house will also be purchased. The purchase price for this is EUR 1,080,000. The exact contractual arrangement (period, servitude, and purchase process) can be agreed upon together.

For new construction: The buildable area for new construction is about 230 m². Building regulations can be found in the Vienna Building Code and the enclosed zoning plan.

The property is not yet fully developed. Currently, there are two houses on the site: an old single-family house and a romantic garden house. The single-family house was inhabited until recently and is fully functional. It has an area of about 100 m² and can be moved into immediately; the standard corresponds to the 1950 construction year. The romantic garden house in the rear part of the property is about 75 m² and is intended more as a summer house, although year-round use is possible. It impresses with its romantic, lovingly designed interior and exterior areas, as well as sun and shade spots in the well-maintained garden and terraces.

There are some trees and shrubs on the property. Only one or two trees are large enough to fall under the tree protection law. It should be checked which trees are intentionally kept as shade providers and whether any trees have already exceeded their age limit. Corresponding replacement plantings or compensation payments may apply.

The property itself is fully connected; gas, electricity, and sewer are available, and district heating is within reach.

Deep drilling for geothermal energy has not been checked but is conceivable.

Air heat pumps and photovoltaic systems are possible on the property.

Graphics showing the terrain profile are included. The slope is slight.

The buyer’s commission is 3% of the purchase price plus 20% VAT.

Note according to the Energy Performance Certificate Act: An energy certificate has not yet been provided by the owner or seller despite our clarification about the general obligation to present one and the request for its creation. Therefore, at least an overall energy efficiency corresponding to the age and type of the building is agreed upon. We assume no guarantee or liability for the actual energy efficiency of the offered property.
