In the heart of the most authentic Tuscany, just a few minutes from the historic centre of Montepulciano, a prestigious organic wine estate is for sale, located in one of the most vocated territories in Italy for the production of Vino Nobile di Montepulciano DOCG. The property extends for approximately 48.5 hectares, in a landscape of absolute beauty and great environmental integrity.
Location
Building 1: winemaking establishment 290 sqm + covered ramp 45 sqm, tasting room/shop 255 sqm, offices 185 sqm, basement with wine-making/refining plant 140 sqm.

The estate comprises over 30 hectares of specialised vineyards, with part registered as Vino Nobile di Montepulciano. Vineyards on marly soils with gravel, suitable for structured, elegant and long-lived wines, at 350-400 m above sea level., prevalent exposure south, bred partly to spurred cordon and partly to Guyot.
The production is articulated and high profile: in addition to Vino Nobile, Rosso di Montepulciano, Chianti DOCG and IGT Toscana, including a Supertuscan (Sangiovese and Merlot), a white IGT and a Muffato for the meditation wine segment. Grapes: prevalence Sangiovese, with Merlot, Cabernet Sauvignon and small parcels of selected whites, also oriented towards the international market.
The estate has a modern and well-equipped cellar, with high vinification and ageing capacity, in large casks and tonneaux, and room for growth. The property is completed by a oliveto of about 4 hectares (over 1000 plants, mostly over 30 years old, varieties Frantoio and Leccino) from which an excellent quality Olio EVO DOP Terre di Siena is produced, thanks also to same-day milling.
Careful and sustainable agronomic management: there is artificial reservoir for water storage, grassland to control erosion and fertility, discrete infrastructure with power lines almost entirely underground.

Total 48 ha: 33 ha vineyard (of which 2 ha are currently unused), 4 ha olive grove (1038 plants, olive oil mill/Leccino), 4 ha seeded, 1.3 ha urban entity approx. 5 ha uncultivated/undeveloped (roads, headlands, open spaces). Current area under vines 31 ha. Replanting rights: not present..
Varieties/designations: 16.56 ha DOCG Nobile, 4.31 ha DOC Rosso, 3.92 ha DOCG Chianti Colli Senesi, 5.69 ha IGT Toscana. Grapes: 22 ha Sangiovese, 5 ha Merlot, 2 ha Cabernet Sauvignon, 0.5 ha Petit Verdot; whites: 0.5 ha Sauvignon Blanc, 0.25 ha Malvasia Toscana, Riesling, Traminer, Petit Manseng.

Production: 100,000 bottles/year (of which 60-70,000 DOCG Nobile); IGT Rosso 3,000, IGT Bianco 3,000.
Capacity: 300,000 kg grapes, stainless steel tanks 2,000 HL; ageing in barrels and tonneaux, doubleable ageing capacity. Wood: 800 hl in barrels + 1,000 hl in 5 hl tonneaux. Equipment: labelling machine.
