In the heart of the historic center of Sansepolcro, a stone’s throw from the famous Piazza Torre di Berta, historic property for sale. The palace (474 sqm – 5,100 sqft, 8 bedrooms and 5 bathrooms) is an imposing stately building with exclusive access from a characteristic entrance hall with courtyard (now covered by a skylight). Immediately after the entrance door is the access to the old cellars (which continue to the basement) while continuing on are the various residential units:
• Unit N°1: small studio apartment, accessible from the hallway, consisting of living area with kitchenette and loft with bedroom and bathroom;
• Unit N°2: located at the end of the hallway, before going up the stairs, it consists of living room with kitchenette on the ground floor and bedroom with bathroom on the mezzanine floor (also accessible directly from the landing halfway up the stairs);
• Unit N°3: large apartment, located on the first floor, consisting of entrance hall, generous living room overlooking the square, kitchen, two bedrooms and bathroom;
• Unit N°4: small studio apartment with bathroom and access from the landing along the staircase between the first and second floors;
• Unit N°5: spacious apartment, located on the second floor, consisting of entrance hall, living room, kitchen, master bedroom with terrace, two bedrooms and bathroom.

The building, believed to have been commissioned in the mid-16th century by a noble family of Sansepolcro, is in good structural condition and needs only some modernization and renovation work in some of the units. The external appearance of the building has remained virtually unchanged over time, and it is evident how the shape of the building was, even in its time, a break with tradition: if the plan of the city at the time followed a regular grid pattern, with streets all perpendicular, the palace was built “off-axis”, giving the square a decidedly irregular shape.

The location of the property is extremely convenient, with all services at hand and convenient parking right in front of the building. Most of Sansepolcro’s stores are within walking distance, while various supermarkets are located just outside the town walls and are less than a five-minute drive away. In addition, the proximity to the E45 freeway ensures a quick connection to cities such as Rome and Ravenna in no more than two and a half hours by car.

Riccardo and Marta met during their high school years. Since then, their paths have never parted. United by shared
Riccardo and Marta met during their high school years. Since then, their paths have never parted. United by shared dreams and aspirations, they married in 1999 and are today parents of three children. In 2004, driven by their passion for their native land, art, and beauty, they chose the historic heart of Tuscany – the charming village of Anghiari – as the birthplace of a project that already carried the warmth of home: Romolini Immobiliare. A story founded on courage, dedication, and profound values that, paired with their vision, quickly earned them recognition within both the national and international real estate markets. In 2008, an important achievement further strengthened their reputation: Romolini Immobiliare was appointed exclusive affiliate of Christie’s International Real Estate, the world’s most prestigious name in luxury real estate – a testament to their authenticity and unwavering commitment. Romolini, however, is more than a business: it is a family. Those who have joined Riccardo and Marta in this endeavor were welcomed for their human qualities, integrity, and outstanding professionalism, becoming not just exceptional team members, but part of a greater family. Each brings a unique approach, a personal style, and a shared dedication to the values that have always defined Romolini. In 2020, Danilo, their eldest son, chose to join the company. Having grown up amid the dreams and challenges of the family business, he brought a visionary spirit and a profound love for beauty. Danilo pioneered a new way of presenting properties in Italy, creating emotional and engaging video narratives that captivate and inspire. With his contribution, Romolini Immobiliare embraced a new chapter. A refined approach to communication, an even greater attention to detail, and a client-centered philosophy have established the company as a leading figure in the luxury real estate sector. Romolini is not just a name. It is a legacy. It is a family dream brought to life. It is a journey that moves forward with passion and purpose.
