Where to buy prime property in the French Riviera: luxury real estate for sale in Nice, Monaco, Saint-Jean-Cap-Ferrat, Villefranche-sur-Mer, Cap d'Ail, and Roquebrune-Cap-Martin

Let’s start with the eastern part of Cote d’Azur, bordering with the Italian Riviera. From Menton to Nice, a buyer can find attractive, waterfront villas, classic and contemporary houses, and exclusive apartments.

The average price for prime real estate in this area is higher than in other parts of the French Riviera and amounts to 7,300,000 euros (8,000,000 USD). Excluding Monaco where the most expensive properties are located, the average price still stands at 4,560,000 euros (5,000,000 USD) with the most expensive, modern, and Belle Époque houses located in Roquebrune-Cap-Martin and Saint-Jean-Cap-Ferrat.

It’s of interest to know that the world’s most high-priced home is situated along the coast of Saint-Jean-Cap-Ferrat. Villa Les Cèdres, a 14-bedroom mansion with one-of-a-kind interiors, was sold in 2017 for 410,000,000 USD (375,460,000 euros).

Another iconic Cote d’Azur property, Villa Ephrussi de Rothschild, also is situated in Saint-Jean-Cap-Ferrat. And the legendary Villa Leopolda is located in neighboring Villefranche-sur-Mer.

At the same time, it’s possible to find a property in the price range of 460,000 euros (500,000 USD) to 1,200,000 euros (1,310,000 USD) in Menton, the easternmost town of the French Riviera. There, 730,000 euros (800,000 USD) can buy a nice, beachfront apartment, while a villa or a townhouse can run as much as 1,000,000 euros (1,100,000 USD).

Buying a luxury property in the heart of the Cote d’Azur: villas and houses in Cannes and Antibes, Mougins, Vallauris, Cagnes-sur-Mer, and Theoule-sur-Mer

The towns of Cannes and Antibes, as well as smaller towns and villages around these two locations, represent the best a buyer can find on the French Riviera and in southern France.

Yacht marinas, Michelin restaurants, luxury boutiques, and chic, seaside villas reside alongside inland, Provence-style country homes, chateaus, and their cozy, relaxed lifestyles.
The average housing price in the area is about 2,400,000 USD (2,200,000 euros) and can buy a classic, French-style villa, an apartment overviewing Croisette, or a mansion with a private garden.

The most secluded, luxury properties in the French Riviera: real estate for sale in Saint-Tropez, Sainte-Maxime, and Grimaud

In and around Saint-Tropez, buyers can find a wide range of amazing, coastal properties at a considerable distance from Nice airport--fact that promises you a pleasantly sedate, Mediterranean lifestyle.

The average housing price in the area is about 2,750,000 euros (3,000,000 USD). This amount of money can buy a modern, architectural villa with a panoramic sea view and an infinity pool in Sainte-Maxime, a historic home with a garden in Grimaud, or a beachfront apartment in Saint-Tropez.
