Villa Gilda — Villa Au Bord Du Lac Avec Piscine Sur Le Lac Majeur, Luino

Villa Gilda stands directly on the water at Luino, on the Lombard shore of Lake Maggiore, facing the Piedmontese side. Built in the opening years of the twentieth century, it belongs to the period when lake architecture was conceived around the view: a plan that opens toward the water, stacked terraces, and a panoramic tower that gives the house its silhouette and makes it recognisable from anywhere along the shoreline.

From the top of the tower the eye completes a full circle — the basin of the lake, the Lombard mountains, the Piedmontese ridge beyond. It is an outlook no new build can acquire: it depends on a position and an elevation that could not be built today.

The spaces

A restoration completed in 2007 established the building’s present configuration: eight independent lake-facing apartments, contemporary in their services and finishes, all reached by a generous lift. The tower unit is the singular one — light on every side, private terraces, and a sequence of views that changes with the hours.

Grounds and amenities

The planted garden holds the swimming pool and falls away toward the lake. A wellness room with sauna, a laundry, and private parking for eight cars complete the property.

Structure and options

The division into units is not an inherited constraint; it is a reversible configuration. Every current lease expires within twelve months. The next owner may return Villa Gilda to a single-family residence, retain the present arrangement — the tenancies are stable and the income established — or combine the two, keeping the principal floors and the tower and letting the remainder.
