We offer a luxury villa in Sicily with panoramic views overlooking a lush hill in the Val di Noto. This prestigious villa was built in the early 20th century, showcasing a blend of architectural styles, including Gothic Revival and Liberty, which were popular in Sicily at that time. The entire property includes the historic villa and an independent building, both surrounded by a large courtyard mostly paved with stone and a spacious, well-defined plot of land. The villa features a wide terraced patio accessible via a double lateral staircase typical of noble villas throughout Europe and Sicily, overlooking the courtyard and the expansive grounds that descend into the valley. The charm of this luxury villa is unmistakable, thanks to its distinctive Gothic stone elements, including the ornate battlements and characteristic windows reminiscent of Florentine pointed arches. Inside, this enchanting villa boasts a double living room with a still-functioning period fireplace, a spacious kitchen, a bathroom, and a dining area that also serves as a large hallway connecting all the rooms, characterized by doors topped with white stone frames. Here, you will find the staircase leading to the sleeping area on the upper floor, featuring the characteristics of an attic with exposed wooden beams, where three bedrooms, a large bathroom, and a small terrace are located, offering breathtaking views that stretch to the horizon, including the majestic building housing the Archdiocesan Seminary of the Province of Syracuse at a higher elevation. From all rooms, one can enjoy the panoramic view that dominates even at dusk when the town of Canicattini Bagni and the city of Syracuse, with its historic island of Ortigia, are bathed in warm colors with shades and reflections of light between red and yellow. The property also includes another independent stone building constructed during the same period, used as a two-level dependence, which was likely a small private chapel for religious worship and now features a living area on the ground floor with a kitchenette and a bedroom on the upper floor. The history of this noble residence is also worth mentioning. The villa was renovated by a general of the Italian army who, upon returning home after World War I, decided to return to his hometown, where the most panoramic view dominated the area, right on the hill overlooking the municipality of Canicattini Bagni, in the same location where an ancient villa once existed, and even earlier, an ancient fortress with a watchtower from the medieval era, of which no trace remains. However, reliable sources indicate that beneath the villa, remnants of ancient walls were covered to build another structure, and subsequently, this noble residence. The property extends down the valley with olive trees and many carob trees, along with the presence of an imposing cedar of Lebanon. What characterizes the land are the various elevation differences with terraced areas marked by the presence of dry stone walls typical of these regions and a path of ancient stone slabs that leads up to the town of Canicattini Bagni, giving the sensation of almost being able to touch the ancient roofs of Sicilian tiles. Among the most significant features within the property is the presence of an ancient Byzantine cave with partially cataloged graphic representations, which in more recent times was used as a shelter for animals. In a part of the land, where a natural depression exists, a space has been prepared for the construction of a swimming pool to better enjoy the view. The location of this villa is dominant with its priceless view, where one can gaze and observe in a single glance the unique profile of Mount Etna, the picturesque port of Syracuse with the island of Ortigia, and the southernmost point of Sicily, Capo Passero, with the island of Currents completing this spectacular natural setting. This territory of Sicily, which includes part of the Val di Noto, is characterized by stunning landscapes, unspoiled scenery amidst Mediterranean vegetation and stone quarries, as well as the presence of significant archaeological and historical evidence, making it a UNESCO World Heritage Site, alongside nearby realities such as the municipality of Noto and the village of Palazzolo Acreide. Catania-Sicily Airport is just over 40 minutes away by car.
