In Austria, leasehold means the right to build and own a structure on someone else’s land. The landowner remains the owner of the property and grants the leaseholder the leasehold right for a fixed period. This right is registered in the land register and can be sold, inherited, and encumbered.

The leasehold model significantly reduces acquisition costs and thus the required equity. For this project, a 100-year leasehold contract was concluded with Stift Klosterneuburg. The current ground rent is only €0.92/m² of usable area per month.

- No land purchase required, resulting in lower acquisition costs. This reduces the equity needed and any financing costs.
- Stift Klosterneuburg as an institutional contract partner offers security and continuity.
- You can use, sell, rent, and encumber the leasehold apartment like an owner.
- Your rights are secured even in the event of inheritance.
- Termination during the contract period is not possible.
- For buyers of investment apartments, leasehold offers an additional cost advantage. Since the land is not purchased, a higher portion of acquisition costs can be depreciated for tax purposes. The ground rent can generally be considered an expense when renting out.
