Surrounded by hills covered with vineyards, in the municipality of Strevi, the Bagnario Valley represents the “CRU OF EXCELLENCE OF THE LANDS OF Strevi”, long known for its aromatic grape varieties of MOSCATO AND BRACHETTO, whose grapes stand out for their intense aromas and diverse fragrances. The historical identity, combined with modern winemaking techniques, has enhanced the Moscato Passito of the Bagnario Valley to the point of becoming, in 2000, a Slow Food Presidio, safeguarding biodiversity, and subsequently in 2005, obtaining recognition as the new DOC “Strevi”. In this context, we present a historic winery with over 3 hectares of Moscato Passito vineyard, 4000 square meters of Freisa, and another approximately 7000 square meters of Chardonnay and Moscato, along with the Villa Padronale and all agricultural buildings. The beautiful farmhouse is accessed via a municipal road that opens onto the courtyard, where we immediately find a structure housing three garages, a huge warehouse of about 220 square meters, with an approved project to develop another level, the residential area on two levels, and the historic house with an internal courtyard open to arches, truly enchanting. The rear part of the courtyard is actually attached to another property, which is separated by a wall and has absolutely nothing in common with the property for sale. The courtyard overlooks two open storage rooms and a former stable with vaulted ceilings, topped by the beautiful arched barn, a service bathroom, and a characteristic tavern with a large wood-fired oven used as a tasting room. On the other side, there is access to the older residential area with a central stone staircase, a kitchen with a fireplace, a living room also with a stone fireplace, beautiful frescoed vaulted ceilings, and floors in old cement tiles; all connected by a corridor to the area dedicated to the winery. In this area, heating is provided only by stoves/fireplaces. The heart of the activity, the winery with brick vaults, contains 3 stainless steel autoclaves plus 5 in fiberglass and various barriques, as well as an industrial fridge and other equipment dedicated to winemaking. From here, you pass to the gem of the area: a stunning infernot with historical bottles. There is also a room designated as a farmer’s museum boasting a beautiful collection of vintage items and an additional huge warehouse. Returning to the residential area on the first floor, climbing the stone staircase, we find the sleeping area consisting of six bedrooms, all equipped with beautiful marble fireplaces, mixed flooring in cement tiles or marble, and characteristic vaulted or barrel ceilings, some frescoed. The first room we encounter has a private bathroom from the 90s and a balcony, the second has a frescoed ceiling, and then we have three interconnecting rooms, while the last room has direct access from the internal courtyard via a balcony and another staircase to the lower floor. Also on this floor, another room with access to the former kitchen, now turned into a storage room. A staircase leads to the mezzanine floor with a large bathroom with a tub and 90s finishes, and going up to the second floor is the current residential apartment. This older part features mixed finishes and is generally in need of superficial renovation, but the overall structure is good, and the roofs were redone in 2000. The apartment on the second residential floor consists of two frescoed bedrooms, one with a balcony, a study, a large eat-in kitchen with a balcony, a living room with a characteristic tree in the center, and access to a garden via a beautiful terrace. Also included is a pantry/laundry room and a 90s bathroom with a shower, as well as a very spacious main bathroom with a tub. Here, the finishes are refined with terracotta or parquet floors, frescoed ceilings, air conditioning, and fireplaces in all rooms, double-glazed wooden fixtures, and heating via stoves and a pellet boiler. There is also an attic with usable height at the peak. A great opportunity for those who want to produce a DOC wine with various possibilities, from the winery itself to hospitality. All equipment and machinery for winemaking are included, and the winery is part of the ASSOCIATION OF PRODUCERS OF THE BAGNARIO VALLEY of Strevi, founded in 2004 by the historic winemakers of the area, guaranteeing continuity and protection of ancient winemaking traditions, while also promoting and enhancing its wonderful hills. On the 34,090 square meter land, there are 2 wells, one artesian at 109 meters, a septic tank, the municipal aqueduct, and of course, electricity.
