Mayamar 1301: Eine Residenz Im Dreizehnten Stock Mit Blick Auf Den Sonnenuntergang, Amapas, Puerto Vallarta

Residence 1301 is a 240 m2 — 2,584 square foot — two-bedroom-plus-flex home on the thirteenth floor of the South Tower at Mayamar, in Amapas, on the hillside above Puerto Vallarta’s Romantic Zone. Three full bathrooms, a wide private terrace, and Banderas Bay laid out in front of it. Here is a day in it.

Six in the morning.

The light comes up behind you, over the Sierra Madre, and the bay is still flat and silver. Thirteen floors is high enough that the town is quiet at this hour and the loudest thing is birdsong out of the jungle behind Amapas. The fitness centre downstairs has natural light and a view into that jungle, which is a better argument for going than any resolution.

Nine.

Coffee on the terrace. In this bay the covered outdoor space is not a balcony you photograph, it is the room you use — and at this height it is the room the whole residence is organised around. Living, dining and kitchen open onto it through glass that folds away, so the distinction between inside and out stops meaning very much by about half past eight.

Midday.

Five minutes on foot puts you on the sand at Los Muertos; ten puts you among the restaurants, galleries and Saturday markets of Old Town. Or you go up one flight instead, to a rooftop infinity pool with panoramic bay views, private cabanas, a pool bar, a jacuzzi and a lounge chair area, and do not leave the building at all.

Four in the afternoon.

The flex room is a study until someone needs it to be a third bedroom. Both bedrooms take a king and both are en suite, and there is a third full bathroom besides, which is the specification that decides whether guests are a pleasure or a logistics problem. Marble underfoot, quartz counters, Rosamorada hardwood cabinetry — a Mexican tropical hardwood chosen for the depth of its grain.

Sunset.

This is the hour the thirteenth floor is for. From November through March the sun goes down across the full width of the bay, and there is nothing between this terrace and the water. Below, the lights of Old Town come up to the north. There are only two residential floors at Mayamar with this outlook and this is one of them.

Ten at night.

The building is attended around the clock, gated, with private elevator access and underground parking with private storage. Mayamar is pet friendly throughout, which in this market is a shorter list than it should be. You can close the door in April and open it in November and arrange nothing with anybody in between.

The parts that are not about a day.

Grupo Solcon is among the most active builders in Puerto Vallarta, with Vrede, Artee 378, Trópico 1371, Serdán, Loft 77 and the Kalm residences delivered, alongside Palmaré in 5 de Diciembre; preconstruction is a bet on the builder as much as the building. Amapas is close to built out with no more hillside to release, which is the structural reason this address has behaved the way it has. The airport is twenty minutes by car, with direct service to more than thirty cities across the United States and Canada.
