Peschiera del Garda is located about 25 kilometers west of Verona. It faces south of Lake Garda in an area sheltered from the winds.
At Peschiera the outflow of Lake Garda, the Mincio River, exits. The construction of the walled city of Peschiera surrounded by water altered the natural course of the river: in fact, to enable the city’s defense, three outflow branches were built from the lake, which then come together south of the town.

It is also the starting point of a 43.5-kilometer bicycle path that runs along the towpaths of the Mincio River between the towns of Peschiera del Garda and Mantua. The start, if you follow the north-south route, is at the railway viaduct in Peschiera del Garda. The trail begins on the right bank of the Mincio, switching to the left bank in the municipality of Monzambano, near the Salionze dam.

The town has a major railway station on the Milan-Venice line where high-speed Frecciarossa EC and Italo trains on the Turin-Venice AV line and regional and fast regional trains on the Brescia-Verona line stop. Until 1967, the Mantua-Peschiera railway also ran there.
Peschiera has a tollbooth on the A4 highway and is crossed by regional (former state) roads 11 Padana Superiore and 249 Gardesana Orientale.
From the port, all municipalities on Lake Garda can be reached by boat.
The fortress of Peschiera is an imposing defensive structure that has protected the town of Peschiera del Garda for centuries.

Window Frames and Shades
The housing units are equipped with windows, French doors and sliding lifts installed on insulated prefabricated subframe, complete with mounting accessories.

Features: Window and door frames are made of a modern multi-chamber white PVC system designed to ensure excellent thermal, acoustic insulation and burglary resistance parameters.
Shading systems: The exterior window frames are equipped with aluminum roller shutters (color to be chosen by the Construction Management) equipped with electric movement.
Exceptions: The attic window frames do not provide roller shutters; in the bathrooms, these are replaced by a fixed sunshade grid.

Entrances and Interior Finishes.
Entrance doors: Main access is provided by a Class 3 certified armored door with cylinder lock (3 keys supplied).
For units B0 and C1, in order to ensure sanitation and lighting requirements, PVC front doors with opaline glass and security lock will be installed.

Flooring: The interior floors are made of first-rate porcelain stoneware, cement effect or similar. The standard size is 60x60 cm.

Facilities and Sustainability
Air conditioning: Heating and cooling are managed by an external monoblock inverter system (Ariston Nimbus type or similar) with a nominal capacity of 5 kW in heating and 4.6 kW in cooling, supplemented by a possible 30/50-liter inertial storage.

Electrical System: Executed in a workmanlike manner in accordance with current regulations (Law 46/90, CEI 64/8 V ed. standards and CEI 64/50 guide).

Solar Energy: Each unit has its own 3 kWp photovoltaic system complete with dedicated inverter.

Elevator: with capacity 4/5 people has 5 stops. Access to the penthouse is secured by private key.
Swimming pool: the condominium pool has PVC interior finishes. The filtration and recirculation system is perimeter skimmers.
