The World’s New Wealth Is Moving, and These Are the Places It Calls Home
34 A Woolworth Building, Tribeca, Manhattan, New York | $7,885,000

The largest intergenerational transfer of capital in history is underway. An estimated $84 trillion is expected to change hands over the next two decades, according to Capgemini, with $72 trillion set to pass directly to heirs. As this wealth moves to a generation that is markedly more global, mobile, and digitally connected, a new cohort of high-net-worth buyers is redefining where and how it lives, seeking exceptional homes in destinations that offer both lifestyle and opportunity.

Mobility is already built into modern wealth. Total personal wealth increased by 10.8% in 2025, creating nearly a million additional US-dollar millionaires, while approximately 80% of self-made ultra-high-net-worth individuals live outside the country where they made their fortune. As a result, location decisions are becoming a core component of wealth planning, with many families balancing residence, education, and wealth structures across multiple markets.

To map where this capital is settling, Savills analyzed more than 100 wealth hubs for its Spotlight on Wealth Trends 2026 report, drawing on 48 indicators across four pillars: business, governance, and connectivity; wealth clusters and local environment; wealth management and taxation; and lifestyle. The following guide explores the top-ranked locations in the index and a selection of exceptional homes currently on the market in each, presented by Savills Global Residential, whose network spans more than 700 offices and associates across 70 countries.
