Luxury Inquiries Polarize: How Buyers Respond Across Price Ranges
Luxury buyers cluster at both ends of the market. Nearly half of all activity concentrates at the affordable end, while ultra-wealthy buyers show strong interest in trophy properties above €10M — leaving a notable gap in between.
In the entry-level luxury segment (€500K–€1M), sellers face strong competition, while buyers appear to be more value-focused at this price point.
The €2M–€5M segment shows stable dynamics, allowing buyers and sellers to engage without the extreme competition or inventory pressure seen in other price ranges.

Ultra-prime properties continue to attract interest from serious buyers. Activity in the €10M+ segment suggests that wealthy buyers are focused on rare, high-value assets where limited supply and lifestyle considerations both play key roles.
Listings Landscape by Country: Switzerland at the Premium Summit, Portugal at the Entry Gateway
Swiss property inquiries have a median of €4.4 million, the highest globally and reflecting the country’s ultra-premium positioning. US inquiries follow closely at €4.3 million, while in the UAE, buyers typically explore €3.7 million properties, establishing these three as the world’s top-tier markets.
Most established European markets cluster in the middle range. Buyers targeting the UK see €2.6 million median inquiry values, while Spain (€1.6M), Italy (€1.5M), and France (€1.5M) all land in similar territory.

Portugal offers the most affordable entry point at €1.0 million median, with South Africa even lower at €926K. These markets clearly target buyers looking for luxury without the premium price tag.
Buyer Country Trends Highlight Distinct Market Segments
Switzerland goes all-in on premium: 71% of buyers located in Switzerland look at properties above €2 million, with nearly a third (32%) focusing on ultra-premium €8M+ homes. This reflects the country’s established ultra-wealthy buyer base.
Portugal takes the opposite approach with 41% of buyers sticking to the €500K-€1M range, more than any other country. They’re clearly chasing accessible Mediterranean luxury over trophy properties, creating Europe’s most budget-friendly premium market.
The US, UK, and Germany tell a different story. All three show nearly identical patterns across every price segment, from entry-level to ultra-premium. These mature markets attract remarkably similar buyer demographics despite different domestic conditions.
The UAE splits the difference, with 20% targeting €8M+ properties while staying active across mid-tier segments. It’s successfully positioning itself as a balanced luxury destination that attracts both entry-level and ultra-premium international buyers.

What’s available shapes the market as much as what buyers want. When there are too many or too few homes in a price range, it changes how people buy — creating intense competition in some segments and abundant choice in others.
This explains why buyers cluster at both ends of the luxury market. Instead of spreading evenly across all prices, people naturally go where they can either find plenty of options or snag something truly exclusive.

Data Methodology
This analysis is based on proprietary data from JamesEdition, covering buyer inquiry activity across luxury residential listings from 12 major source markets between January 2024 and December 2024. The dataset includes over 500,000 inquiries across five price segments: €500K-€1M, €1M-€2M, €2M-€4M, €4M-€8M, and €8M+.
Median lead values reflect the median asking price of properties inquired upon within each country’s market. Country classifications are based on listing location rather than buyer origin. Market share figures represent the proportion of total inquiries within each price band across all participating countries.
While this analysis reflects activity on the JamesEdition platform, the directional trends align with broader luxury real estate market reporting from industry sources including Savills, Knight Frank, and regional market studies.
