The Global Prime Market Index

The Global Prime Market Index maps 2025’s key luxury markets through three sub-indexes: Demand Scale (overall demand levels), Demand Momentum (activity and growth trends), and Luxury Supply (inventory conditions).

Methodology

The Global Prime Market Index is a comparative, data-driven measure of luxury residential market activity across major global destinations. It assesses relative market conditions rather than absolute transaction volumes or price levels.

The methodology relies exclusively on observed buyer behavior and active inventory data from JamesEdition, aggregated consistently across all included markets. The underlying dataset reflects approximately 14 million impressions during Q1–Q3 2025 and an average of around 550,000 active listings per day.

Key characteristics of the index:

  • Based on revealed buyer behavior, rather than sentiment or survey data
  • Uses relative rankings to reduce distortion from differences in market size
  • Separates the level of demand from the direction and speed of change
  • Treats luxury supply as a structural variable, evaluated independently

Index Structure

The 38 hotspots in this index were selected based on sustained buyer activity levels, sufficient inventory depth, and global relevance to high-net-worth property searches.

The index is built from three independently constructed sub-indexes, each normalized to a 1–100 scale. Higher scores indicate stronger relative positioning within the global dataset.

Demand Scale Index: Measures the overall depth of buyer interest in each market, incorporating total buyer inquiries and the share of $3M+ inquiries.

Demand Momentum Index: Measures how buyer demand is changing over time, tracking inquiries per listing, year-over-year growth patterns, and $3M+ inquiry growth.

Luxury Supply Index: Measures the depth and evolution of luxury inventory, including total inventory, year-over-year inventory growth, and the share of $3M+ inventory.

The final Global Prime Market Index score combines these three sub-indexes using fixed weights, resulting in a single measure reflecting the balance between demand intensity, demand dynamics, and luxury supply.
