Key Insights:

  • France’s share of European castle inventory grew from 43% in 2023 to 67% in 2025, overtaking Italy as the continent’s heritage property leader
  • American buyers command 30% of all European castle inquiries in 2025, maintaining their position as the largest single buyer group in the European heritage property market

Europe’s castle market — one of the most traditional and discreet corners of luxury real estate — is entering a new digital era. Once traded almost exclusively through private networks, castles are now finding their way onto online platforms — opening this historically guarded market to a global audience and aligning it with the digital discovery patterns shaping modern luxury real estate.

According to JamesEdition data, the supply of European castles listed online has surged 56% year over year. France accounts for the majority of this growth, shifting from a near-equal split with Italy to clear market dominance as more sellers embrace digital visibility to reach international buyers.

This transformation mirrors a broader change in luxury buyer behavior. High-net-worth individuals increasingly rely on digital platforms to discover and assess exceptional properties — including those with historical or cultural significance.

Greater transparency and accessibility are also redrawing the map of castle ownership. American buyers now generate one in three inquiries for European castles — more than all other nationalities combined — signaling a rising tide of international investment in Europe’s most storied estates.

For both buyers and sellers, this marks a turning point. Buyers can now explore a wider range of heritage properties suited for personal residence, commercial ventures, or long-term trophy investments. Meanwhile, agents and sellers benefit from unprecedented exposure — with digital platforms expanding available inventory and connecting them to a global pool of potential buyers.

In this article, we take a closer look at Europe’s evolving castle market and showcase some of the listings that have recently captured international attention.

France’s Inventory Expansion Reshapes European Supply

Between 2023 and 2025, the European castle market expanded by 56% — a remarkable increase. France drove the majority of this growth, shifting from a near-equal share with Italy to clear market dominance. For buyers seeking European castles, France has now become the definitive destination.

France’s share of Europe’s castle inventory grew from 43% to 67% — a transformation that reshaped the continent’s heritage property landscape. This surge far exceeds that of any other major market.

Italy moved in the opposite direction. Italy’s share of the European castle inventory declined from 49% in 2023 to 27% in 2025. French châteaux now represent more than twice the market share of Italian castelli.

American Buyers Cement Market Leadership as Castle Inquiries Grow

US buyers represent the largest single inquiry source across Europe. American interest accounts for 30% of all inquiries in 2025, maintaining leadership over the UK, Germany, France, and Spain as the top buyer nations.

Perhaps unsurprisingly, French properties attracted the strongest buyer interest. Inquiries for French castles grew 66% year-over-year, outpacing the 7% growth for Italian properties and 27% growth for Spanish castles. France’s expanding inventory appears to be drawing proportional demand.

Italian castles tell a different story. Despite having less than half of France’s inventory, Italy attracts nearly as much buyer interest. Fewer properties, similar demand – it’s a pattern that suggests Italian heritage estates hold a particular appeal to interested buyers.

The Unique Economics of Heritage Properties

Europe’s castle market may be in transition. France’s inventory nearly tripled in two years – growth that few would have predicted just three years ago. American buyers still lead the pack at 30% of inquiries, maintaining their spot as the market’s most active participants.

Yet, castle markets operate by their own rules. Properties don’t arrive on predictable cycles, and buyers may not be evaluating standard amenities as much. When decisions involve moats, turrets, and centuries of history, traditional market logic only goes so far.

Data methodology

This analysis is based on proprietary data from JamesEdition, covering castle and heritage property listings and buyer inquiry activity across European markets between 2023 and 2025. Supply figures reflect active listings on the platform segmented by country (France, Italy, Spain, and other European markets).

Demand data represents buyer inquiries directed toward castle properties in specific destination countries, measured year-over-year for 2024 and 2025. “Interested countries” refers to the geographic origin of buyers making inquiries, determined through IP-based geolocation and user profile data.

Market share percentages for buyer countries reflect their proportion of total castle inquiries during the 2025 period. Growth rates are calculated year-over-year comparing 2024 and 2025 data. While this analysis reflects activity on the JamesEdition platform, the directional trends align with broader European heritage property market patterns, though absolute figures may differ from comprehensive transaction data or other market benchmarks.
