Right by the Hirschstettner bathing pond, ”Leo am Teich – Living by the Water” is a modern urban quarter. Completed at the end of 2023 and already inhabited, this quarter combines contemporary architecture with spacious green and open spaces and a variety of offerings for living, daily life, and leisure.
A special feature of the project is the blend of urban living and a natural environment. Around the bathing pond, green areas, playgrounds, sports facilities, as well as walking and cycling paths create a high quality of stay. The quarter is complemented by amenities for local supply, gastronomy, services, and community life.
”Leo am Teich” thus represents a vibrant and future-oriented urban quarter that uniquely combines living, leisure, and infrastructure.
Directly at the Hirschstettner bathing lake, 99 privately financed condominiums are being built. Besides the idyllic bathing pond with recreational opportunities and playgrounds around it, the new urban area offers essential local supply facilities. The buildings feature a stepped height design in four specified building classes, ranging from two to a maximum of eleven floors. This ensures sufficient lighting for the buildings and open spaces. The planning also considers self-sufficiency: existing greenhouses are intended for communal use. A large portion of the roof areas per building plot will be greened and accessible.
Furthermore, special attention is given to an optimal mix of commercial and communal spaces: the ground floors provide space for supermarkets, restaurants, a pharmacy, a bakery, and a kindergarten. Community rooms such as a library, a game rental, and a multifunctional room offer opportunities for individual leisure activities.
Water is a characteristic element of the area and will shape the new neighborhood. The existing open spaces at the Hirschstettner bathing pond will be enhanced with cafés and seating areas.
Creating ample green and open spaces is particularly important to us. Planned are children’s and youth playgrounds, sports areas for active residents, and green spaces for those seeking relaxation.
In this predominantly car-free quarter, bike and pedestrian paths prevail. Nevertheless, car owners will not be neglected, with numerous underground parking spaces available. Mobility stations offer bike and car sharing, as well as services like a bicycle repair workshop.
For electric vehicle owners: all parking spaces in BWSG properties are prepared for e-mobility.
In Donaustadt, an especially attractive urban quarter is being developed by 2024, featuring apartments, shops, restaurants, open spaces, and numerous community and mobility offerings. Nearby are the Hirschstetten bathing pond and the extensive, namesake flower gardens. The U2 subway line (Hausfeldstraße station) is a 10-minute walk away. The Vienna city center is reachable in 20 minutes. The tram line Prinzgasse stop is 350 m away; bus lines 85A and 95A (Pirquetgasse stop) are 150 m away. Bus lines 95B and 97A (Zanggasse stop) are 300 and 350 m away, respectively.
