Resort Style Living And Investment In Paphos

Elysia Blu is a new residential development in Paphos, approximately a 10-minute walk from the sea and the coastal promenade. The project consists of 10 modern apartment buildings with a total of 200 apartments, landscaped communal areas, greenery, and extensive leisure facilities.

The project offers 2- and 3-bedroom apartments with balconies and functional layouts. In the current offering, the total covered area of the apartments ranges from approximately 110 to 213 m², while sale prices range from EUR 511,000 to EUR 980,000, excluding VAT. Views and orientation depend on the location of the individual apartment.

The development will include outdoor swimming pools for adults and children, landscaped gardens, a padel court, an outdoor fitness area, and a children’s playground. Residents will also have access to a spa and wellness area with a sauna and jacuzzi, fitness and yoga facilities, a kids’ club, lounge areas, a restaurant/café, and a small shop.

A short-term rental investment programme with professional property management is also available. Investors can choose between a guaranteed rental income model and a revenue-sharing model, under which 60% of the rental income is received by the owner and 40% by the operator. According to the project’s calculations, the revenue-sharing model offers a projected average net return of approximately 7.33% per year, based on an average occupancy rate of around 72%.

The project’s location provides convenient access to Paphos city infrastructure, restaurants, shops, cultural attractions, and the coastline. Completion of the project is planned for October 2028.
