Land

The majority of the land at Scoresdown & Furzehill comprises a productive 493 acre block of predominantly Grade 4 pastureland which is easily accessible both from the farmyard and through the village of Furzehill to the southwest. The fields are gently sloping and well-fenced with the farm having been run as a successful beef and sheep unit.

Lying at the Southern end of the farm is Furzehill Common that extends to about 147 acres of open moorland, that is subject to grazing rights the majority of which are attached to Lot 2.

There are approximately 140 acres of mature woodland mainly concentrated within Shortacombe and Lyncombe woodland located towards the centre of the holding and comprising of predominantly deciduous oak trees that run down to Hoaroak Water. Part of the woodlands lie within the Watersmeet Site of Special Scientific Interest (SSSI) with the area potentially offering a purchaser a number of conservation opportunities. The steeper contours combined with the woodland cover also provide the principal foundations for presenting a good driven pheasant shoot.

Scoresdown Farm is the benefit of Commoners Rights over Brendon Common. There is a Higher Tier Countryside Stewardship Scheme administered by the Brendon Commoners Association which provides a substantial income.

Scoresdown and Furzehill Farms are also subject to two Countryside Stewardship Schemes (Higher Tier) providing additional income. The Scoresdown Agreement expires on 31/12/2030. The Furzehill Common Agreement is administered by the Furzehill Commons Association. Further information is available from the selling agents.

The land at Scoresdown & Furzehill has been entered into the Reviving Exmoor’s Heartland project, a significant Landscape Recovery initiative encouraging landowners to restore habitats, capture carbon and support sustainable upland farming. The project was approved for a two-year development phase in 2024 and if successful, the implementation phase will run for 30 years, offering numerous conservation opportunities and potential for substantial income.
