Setúbal Town House

In the heart of the historic center of Vila Nogueira de Azeitão is a truly rare property. Everything indicates that this house predates the 1755 earthquake and, more than a simple rehabilitation, it was the subject of in-depth restoration work, carried out with absolute respect for its architectural identity, traditional materials and ancestral construction techniques.

The goal was never to erase the past. It was to preserve it.

Throughout the entire intervention, the use of lime-based mortars was favored, practically completely eliminating the use of cement, allowing the house to continue breathing naturally. In conjunction with external walls that are approximately one meter thick, this system provides remarkable thermal behavior: cool during the summer and extremely comfortable in the colder months, using only reduced energy consumption.

Upon walking through the front door, the character of the property immediately reveals itself. The original stone floor, the traditional ceiling structure, the preserved architectural elements and the way light passes through the rooms create an atmosphere that is difficult to reproduce in contemporary buildings.

The ground floor develops around large social spaces carefully designed for everyday life. The living room, bright thanks to its east-west orientation, preserves original details such as the niche and architectural elements from the 18th century, while communicating fluidly with the elegant dining room.

The kitchen perfectly represents the philosophy of this restoration: totally contemporary in its functionality, but deeply respectful of the history of the house. Of note is the impressive original log of the old chimney, preserved during the work and around three hundred years old, coexisting harmoniously with built-in appliances, a large central island, hydraulic flooring and direct access to the garden.
