This manorial villa is located in a panoramic and retired position on the hills around Montone, in Umbria. The building is in good structural shape but needs to be renovated and updated before being used. Currently, the villa (670 sqm) includes a total of 12 bedrooms but with a few works one could easily reshape the buildings to suit different needs. The property is then completed by a barn, a ruined farmhouse, a warehouse and 42.0 hectares of land. Reached via a well maintained unpaved road (600 m) the property can rely on the nearby medieval town of Montone (8km; 10’) for all the basic services but also allows easily reaching several of the most renowned cities of Umbria (Città di Castello, Perugia, Assisi, Todi…).
DESCRIPTION OF THE BUILDINGS The manorial villa (670 sqm – 7,209 sqft, 12 bedrooms and 2 bathrooms) is laid over three floors. On the ground floor is the entrance room with the staircase to the upper levels, the cellars of the villa, a private office and a painter studio with windows overlooking the valley. On the first floor are a dining room with kitchen and pantry, an ample living with exit onto the 40-sqm terrace four bedrooms and a bathroom. Going up another staircase one gets to the second floor, where are a huge reception hall and eight bedrooms. The last floor is made up of lofts and crawl spaces used as storages. The villa needs a total renovation and a series of updates to replace the old systems and create more bathrooms for the house.
A short distance from the villa is the old barn (20 sqm – 215 sqft), to be restored and useful as a storage room and/or workshop.
In a defiladed position from the villa is a ruined farmhouse (200 sqm – 2,152 sqft, 3 bedrooms and 1 bathroom) that could be restored into a guesthouse and/or accommodation for a keeper. The building is laid over two independent floors that could be used respectively as living area (lower level) and sleeping area (upper level).
The property is then completed by a warehouse (110 sqm – 1,184 sqft) where one can easily shelter cars and agricultural vehicles.
EXTERIORS The villa is surrounded by 42.0 hectares of land (103.8 acres) covered for the most part in mixed woodland (31.8 ha), followed by grazing/arable land (1.8 ha) and olive grove (8.4 ha). Right around the villa is a plain area that could be easily landscaped into a garden to relax outdoor in the pleasant summer climate of Umbria.

Riccardo and Marta met during their high school years. Since then, their paths have never parted. United by shared dreams and aspirations, they married in 1999 and are today parents of three children. In 2004, driven by their passion for their native land, art, and beauty, they chose the historic heart of Tuscany – the charming village of Anghiari – as the birthplace of a project that already carried the warmth of home: Romolini Immobiliare. A story founded on courage, dedication, and profound values that, paired with their vision, quickly earned them recognition within both the national and international real estate markets. In 2008, an important achievement further strengthened their reputation: Romolini Immobiliare was appointed exclusive affiliate of Christie’s International Real Estate, the world’s most prestigious name in luxury real estate – a testament to their authenticity and unwavering commitment. Romolini, however, is more than a business: it is a family. Those who have joined Riccardo and Marta in this endeavor were welcomed for their human qualities, integrity, and outstanding professionalism, becoming not just exceptional team members, but part of a greater family. Each brings a unique approach, a personal style, and a shared dedication to the values that have always defined Romolini. In 2020, Danilo, their eldest son, chose to join the company. Having grown up amid the dreams and challenges of the family business, he brought a visionary spirit and a profound love for beauty. Danilo pioneered a new way of presenting properties in Italy, creating emotional and engaging video narratives that captivate and inspire. With his contribution, Romolini Immobiliare embraced a new chapter. A refined approach to communication, an even greater attention to detail, and a client-centered philosophy have established the company as a leading figure in the luxury real estate sector. Romolini is not just a name. It is a legacy. It is a family dream brought to life. It is a journey that moves forward with passion and purpose.
