A residential building located in a panoramic area in Modica, exactly along the Belvedere, with a view of the historic centre and the Cathedral of San Giorgio (the town’s Mother Church), included in the UNESCO World Heritage List. The historical centre of Modica is one of Sicily’s best known and most charming Baroque villages, a feather in the cap of the province of Ragusa and today an increasingly popular destination for thousands of tourists every year. Known for its beautiful alleyways, its stairways to walk down and its famous chocolate produced according to an ancient local recipe. The property is on two levels for a total living area of approx. 180 sqm, a warehouse of approx. 9 sqm, and a garden area of approx. 1600 sqm. Also included is a detached garage of approximately 60 square metres located along the same road a few metres ahead of the house. The ground floor, which covers an area of 100 square metres, is accessible from the main road and has four habitable rooms plus an entrance hall and two bathrooms, one of which was recently built. The floor below the street, which measures approximately 80 square metres, has two independent entrances, the first consisting of a gate, located on the main road, through which there is access to a private external staircase that leads to the floor below the street and to the area destined for the garden. The same public street provides a direct link to the historical centre of Modica, which can be reached in 2 minutes on foot. The floor below the street has three separate rooms used as a fire house and rustic kitchen, a dining room, a bedroom and a bathroom. The panoramic courtyard, in addition to independently connecting the three rooms described above, has: a covered area, underneath the main building, used for storage; an underground cistern used for storing municipal water; and a small independent toilet located inside a small building, measuring approximately 4 square metres, made of traditional masonry. The appurtenant surface area of the residential building is approximately 1,600 square metres arranged on various levels and made usable thanks to the presence of three terraces built with retaining walls in local stone. Within this surface area there are countless trees typical of the Meditean flora. The roof of the building is made of traditional tiles on a wooden support structure and has recently been restored. The elevation has some valuable original architectural elements, typical of the period of construction (brick corbels under the balcony, mouldings around the window shutters and along the cornice at the top). The property under consideration has a modest degree of finish and is in need of complete renovation. Its strong point is undoubtedly its enviable location, with an exclusive panoramic view of one of Sicily’s most beautiful villages, and its location in an area of Modica that has been increasingly developed over the last few years and is therefore destined to become an area full of luxury residences and accommodation facilities.
