It’s half past seven on a July evening. The glass wall of the living room is slid fully open, the lawn is still warm underfoot, and the pool has caught the last of the light. You walked back from the beach twenty minutes ago, towel over your shoulder, and never once thought about where you’d parked.
Five of these semi-detached villas are still available, each with its own private pool and garden, in a small, exclusive gated condominium 500 metres from the sand at Praia da Luz. 170 m² built on a 249 m² plot, energy class A, and designed for people who want to live on the coast without the upkeep of a big house.
Living and kitchen
The living, dining and kitchen area runs as one open space behind floor-to-ceiling sliding glass, so the garden and pool feel like part of the room. The kitchen is built around a Silestone island with integrated appliances: you cook facing the garden, not a wall. Water-based underfloor heating keeps the floors warm through the damp January mornings nobody puts in the brochure, and air conditioning takes the edge off August.
Bedrooms and bathrooms
Two bedrooms and two bathrooms, with the main bedroom opening straight onto the garden. The villas in Row A are T2+1: an extra 8 m² room that works as a home office or a small guest bedroom, so a video call never has to happen at the kitchen table. Electric shutters take the room to full dark for a proper siesta, and double glazing keeps the village sounds outside where they belong.
Low running costs, by design
Energy class A here comes with the kit to back it up. Photovoltaic panels feed the house directly, there’s an EV charging point, fibre optic, home automation, central vacuum, alarm and videophone. If the villa sits empty for part of the year, it costs very little to keep and it’s secure to lock up and leave.
The villas are under construction, with delivery expected from September 2027, so you are buying ahead of completion. The images are architectural renders.
Life in Praia da Luz
Luz is the village people choose when Lagos feels too busy. The beach, the village centre with its cafés and bakery, and the tennis club are all around 500 metres away, roughly a 6 minute walk. The climb up Rocha Negra, the dark headland at the east end of the bay, is the morning ritual for half the village. Burgau is about 5 minutes by car, Lagos Marina and the old town around 10, and Faro airport roughly an hour.
It works as a full-time home, a second home, or a base you use a few months a year. If rental income is part of your plan, ask me about the current holiday rental licensing rules in Luz before you count on it.
