It is a duplex penthouse spanning floors five and six, with 187.7 sqm of net internal area and a 4.03 sqm balcony on the fifth floor. Ceiling height on the fifth floor reaches 3.51 metres, the tallest in the building. The apartment faces both Rua dos Fanqueiros and the interior courtyard. The building has been designed to retain its historic character while delivering a fully contemporary interior. The lobby features traditional green ceramic tiles, Lioz stone flooring, and a stone and wood staircase. A glass elevator serves all floors. Unit 5E follows the building’s finish specification throughout: wood flooring in the living areas and bedrooms, smooth plaster walls, white plasterboard ceilings with cornice mouldings, and lacquered MDF wardrobes with melamine interiors. The apartment is sold with a mandatory furniture package of €47,000 plus VAT, delivered fully fitted and operational. The acquisition price is €1,850,000. Buyers should budget additionally for IMT at 6.5% to 7.5% of the purchase price and stamp duty at 0.8%. The payment structure is straightforward: a €10,000 reservation fee, followed by 50% at PSPA signing, with the balance due at deed, currently targeted for July 2026. A touristic rental license is included from day of ownership. Ando Living manages the property in full, covering rentals, guest services, and building operations. Owners have two income options: a 4% guaranteed yield on the acquisition price, fixed for five years with 14 nights of complimentary personal use per year, or a variable yield model estimated at 5% or above based on comparable Ando Living projects. From day 30 onward, an Ando Living Owner’s Club membership fee of €300 per month applies, which covers building management and worldwide access to all Ando Living club facilities. Condominium fees of €2 per sqm apply during personal use periods only. Ownership includes access to two Ando Living clubhouses in Lisbon, one in Alfama and one on Avenida da Liberdade, both offering a pool, terrace, gym, restaurant, bar, and a programme of curated events. The location is well established. Praça do Comércio and the Tagus waterfront are a short walk away. São Jorge Castle and the Alfama district are nearby, as are Rossio Square and Avenida da Liberdade. Tram 28 runs close by and Santa Apolónia train station is within walking distance.
