ONE ACQUISITION. FOUR ENGINES OF VALUE.

1. WATERFRONT DESTINATION

The 377-hectare, game-fenced resort component contributes approximately 5 kilometres of waterfront and 40 hectares of irrigation rights.

Infrastructure includes a large thatched reception, function hall for approximately 300 guests, two kitchens, two restaurant areas, bar facility, storerooms, seven chalets, ten waterfront rondavels, a church or wedding chapel, mini-golf, ablutions, four reservoirs, pump systems and two swimming pools, including a separate day-visitor pool with its own ablutions.

Currently operating below full capacity, the resort offers a base for weddings, conferences, accommodation, fishing, retreats and day visitors. Game is excluded but may be negotiated separately.

2. REGISTERED ESTATE-DEVELOPMENT POTENTIAL

Seller-supplied information records development rights registered against the title deed for 114 sectional-title units, with up to 40% permitted for individual sale.

This creates potential for phased development and selective sales of eligible units, potentially releasing capital progressively while control of the greater estate is retained.

The elevated, north-facing development area combines established tree lines with sweeping water and mountain views. One house plan has reportedly been approved; a separate partially commenced structure remains subject to approval.

3. COMMERCIAL AGRICULTURAL SCALE

The five-year mineral authorisation reportedly remains in the seller’s name, and four years of its stated term will have elapsed by the end of 2026. The seller is open to discussing a structured operational arrangement with the purchaser.

Any mining activity or arrangement remains subject to the authorisation’s exact status and conditions, legislation, regulatory requirements, formal agreements and specialist due diligence.
