The property, in a beautiful position with 270-degree view over the surrounding countryside, enjoys excellent privacy (the closest house is roughly 600 m away) and is easily reached via a well-maintained unpaved road, granting a quick and easy access to the necessary services (6km; 10’). The town of Gubbio is roughly 18 km (25’) by car and the Franciscan shrine of Assisi is 24 km (45’) away. Among other interesting cities the ones worth mentioning are Montefalco (59km; 1h), Urbino (81km; 1h 15’) and Fano (95km; 1h 20’).
The closest airport is, without a doubt, Perugia (28km; 30’), but Ancona, Florence and Rome are nonetheless easily reached in a short time frame.

DESCRIPTION OF THE BUILDINGS
The farmhouse (500 sqm – 5,380 sqft, 5 bedrooms and 6 bathrooms), dating back to the 19th century and rebuilt by using mostly recovered original materials, is laid over three floors in total. The two existing apartments (respectively 160 sqm and 127 sqm, located on the first and second floor) are already fitted with running water, heating systems, electricity and sewage system.
The remaining part of the building is in builder’s finish, but with systems available to create two mini-apartments or, if preferred, workshops and storage rooms. The basement, accessed from the north-eastern apartment, houses a cellar with storage room (32 sqm).
 
The annex (55 sqm – 592 sqft) has been entirely rebuilt and, as it is, is ready to be converted into another mini-apartment, with electric and hydraulic systems already prepared. The high ceilings (4 m) allow creating a gallery to increase the usable surface.

STATE AND FINISHES
The building has recently been reinforced and restored and needs only finishing touches on the inside.
 
The heating system is currently powered by wood thermo-fireplaces but the hydraulic system of the building is ready to accept integration by solar panels and/or electric systems.
Water supply is granted by Umbria Acque via the Scirca (which also supplies the city of Perugia) aqueduct but this water cannot be used for irrigation and thus a 65,000-liter underground concrete cistern has been installed to gather rainwater. 

EXTERIORS
The property covers, in total, roughly 2.6 hectares including gardens, a parking area, coppice woodland, an arable area and a sloped cliff. The farmhouse is located on top of a hill and enjoys an excellent panoramic view (with a 270-degree field of view for tens of kilometers) over the surrounding hills and the underlying valley thanks to a recent work of vegetation thinning.
The location amidst the nature is also excellent for hiking and biking in the surrounding woods.
