Welcome to Èze-sur-Mer, a small hill between Nice and Monaco, facing the sea, where this stunning 18th-century Italian-style villa offers absolute privacy.
This Home is a true haven of inspiration and creativity. A renowned artist called this place home for over 20 years, carefully preserving its soul while making it his own.
The main villa spans over 400 sqm, while the guest villa offers 150 sqm. Step inside, and you’re immediately drawn to its charm: a warm and inviting living room with a grand old fireplace, exposed wooden beams, and Venetian mosaic tiles. Every detail tells a story.
Outside, the beautifully landscaped garden with its, fountain, columns, cobblestones, chapel and centuries-old trees, is a true paradise. A stunning pool with a pool house, shaded areas to relax… and always, the sea as a backdrop. The beach? Just a short stroll away.
But more than just a house, this is a home with a big H made for sharing, for hosting, for creating. A one-of-a-kind villa, just like its owner. Information on the risks to which this property is exposed is available on the Géorisques website: https://www.georisques.gouv.fr/
Èze occupies one of the most commanding positions on the Côte d’Azur, a medieval perched village rising to 427 metres above the Mediterranean between Nice and Monaco. The village itself, with its narrow stone lanes, vaulted passages, and the ruins of a 14th-century castle at its summit, has drawn artists, writers, and discerning buyers for generations. Below, Èze-sur-Mer sits directly on the shoreline, giving residents access to both the elevated village and the coast within minutes of each other.
The Chemin de Nietzsche footpath connects the shore to the village in around 45 minutes on foot. The village holds several restaurants including the Michelin-starred Château Eza and Troubadour. For daily provisions, the markets and shops of Beaulieu-sur-Mer are a five-minute drive west, and Monaco’s Fontvieille district is roughly ten minutes east.
Èze-sur-Mer has its own SNCF train station on the Nice to Ventimiglia line, placing Nice city centre approximately 20 minutes away by rail and Monaco around 8 minutes. By road, the A8 autoroute is accessible within minutes. Nice Côte d’Azur International Airport is roughly 25 kilometres west, typically 30 to 40 minutes by car, with direct connections to most major European cities and intercontinental routes.
