The property has easy access and is located in a strategic position, just 20 km from the town Arezzo with all facilities, 10 km from the highway and nearby charming hill towns like Civitella in Val di Chiana and Monte San Savino.

The farm house of 313 sqm is on two levels and is characterized by external stairs and a spacious loggia with two arches - wonderful for dinners while enjoying the view. There is a fully functional external oven.
The ground floor has 3 entrances giving a good flexibility of use.
It comprises an entrance hall, a large living room with fireplace and a lovely semi-separate space illuminated by a big arched window, a living kitchen with access to the garden, and a small bathroom. The former stable is transformed into a second living room with an independent entrance. About the renovation:

The building has been thoroughly renovated by the actual owner by reusing where possible the original material such as the stone floor of the former stable or the original terracotta present in the rooms that has been removed, cleaned and relocated. The ceiling on the ground floor is the original one with terracotta tiles, and beams in the former stable. The ceiling on the first floor has been redone with terracotta tiles and joists.

Particular care was taken in the insulation of the house with the installation of exterior wall insulation which guarantees excellent insulation from the summer heat and the maintenance of the guaranteed temperature of the heating system in the winter.
The house is heated with a pellet stove, a fire place and a gas heating boiler. There is floor heating on the ground level.

The building is also isolated from soil moisture by means of large plastic domes placed under the floor slab and by isolating the walls from contact with the surrounding land.

Finally, the farmhouse has been restructured to anti-seismic standards.
