Within a plot of about 3 hectares, the property is divided into seven pretty units, each with its own independent entrance and private outdoor space, including a residential unit built inside a majestic tower, from whose terrace you can enjoy a truly unique panoramic view.
In addition to the dwellings, the hamlet also includes a small deconsecrated church, two large rooms for catering, one of which has an outdoor oven, equipped with a kitchen with fireplace and bathroom, a hobby room with a panoramic roof, two further bathrooms and two accessory rooms, to be used as a gym or wellness centre, a laundry room and, lastly, in an extremely reserved position, a heated swimming pool measuring 6x18 metres.

The hamlet of San Biagio a Colle is reached by following a road that leads up a hill with a 360° view of the surrounding landscape, from which one can admire the historic centres of Monte Santa Maria Tiberina and Montone.
It is only about 4 km from San Leo Bastia, a small centre where you can find restaurants, bars and food shops, and it is also just over 10 km from Trestina, a larger centre with more services, such as supermarkets, pharmacies, etc.
The marvellous city of Cortona is about 22 km away, Lake Trasimeno about 40 km, Città di Castello is 22 km away, while the renowned Antognolla golf club in Umbertide is a half-hour drive away.
In free time, the area also offers the possibility of trekking and biking surrounded by a pleasant hilly landscape and an infinite number of restaurants serving local cuisine in the typical villages of the region. The International Airport of Umbria “S. Francesco d’Assisi” is about 54 km away, while the one of Florence Peretola is 160 km away.
San Biagio a Colle is connected to the main roads, such as the E45 connects Città di Castello to Perugia and numerous other Umbrian and Tuscan towns, while the State Road 73 connects Città di Castello to Arezzo in just 38 km.
