DESCRIPTION OF THE BUILDINGS
The property is made up of three buildings.
 
The main building (518 sqm – 5,573 sqft), on two floors, houses five apartments:
- Ground floor (328 sqm – 3,529 sqft): private cellar, shared entrance hall, 2 dining room with kitchenettes, 2 bedrooms, 3 bathrooms and a technical local hosting the boiler serving the house.
- First floor (190 sqm – 2,044 sqft): here we find the most part of the hosting activity with 4 bedrooms, 2 bathrooms, two dining rooms with kitchenettes and a living room.
 
Then there is a dependance (70 sqm – 753 sqft), formerly used as a storage house but recently reworked to obtain a guest apartment from it.
 
Lastly, there is a great depot (300 sqm – 3,228 sqft) currently used as a garage for agricultural vehicles working in the property and as a tool shed.

STATE AND FINISHES
The property had been restored and used for a short time as an accommodation business. Since 2017, however, this business is no longer running and buildings have been left unused ever since. At a structural level, buildings are sound, however a few interventions are needed before they can be fully inhabited.

EXTERIOR
The property is accessed through an unpaved road leading to a small apron usable as a parking lot. The buildings are surrounded by a small unfenced garden, dotted by native trees (cypresses, olive trees…) and palm trees.
All of this is then again surrounded by 18 hectares of land, split among vineyard (13 ha) and woodland (5 ha), where we can find two ponds (30,000 cbm) used for irrigation.
10 hectares of vineyard have be replanted between 2002 and 2008, while the remaining 3 hectares were first planted in the biennium 1998 – 1999 and never replanted ever since. The density of the newer vineyard is ca. 4,500 stumps per hectare with spacing of 0.90 x 2.50 m. The old vineyard is much thinner, ca. 3,500 stumps per hectare, with spacing of 1.00 x 3.00 m.
The vineyards need a few interventions here and there.

USE AND POTENTIAL USES
From an agricultural point of view, the property is mainly focused on grapes production, with a total of 13.0 hectares of vineyard (prevalently red grape) available. However, the property doesn’t have a proper cellar for grapes processing, a process which need to be carried out elsewhere. The cellar is just a private one, and thus only usable as a private source for small quantities of wine, however it could be easily converted into a bigger wine producing cellar.
The property is ideal for those who are looking for a hosting activity, given the presence of five apartments with all the necessary services. Clearly, it is possible to use one of the apartments, the ground floor one ideally, as a private residence for the owners.
