THE PROJECT
Between historic villas and the Sievering vineyards stands SEVERIN, a building intentionally kept small: eight units on one of Döbling’s quietest addresses. The historic facade facing the street has been preserved and renovated, while behind and above it, a new building was constructed. It blends calmly into Sieveringer Straße with its white plaster facade, light gray wood-aluminum windows, and thermowood pine balconies.
No apartment in the building lacks its own outdoor space. The garden-level units open onto terraces and private gardens facing the green inner courtyard. The standard floors have balconies facing south and the courtyard, while the penthouse features two terraces and two balconies. The building is accessed via an entrance with terrazzo-look flooring and a Kone elevator that goes down to the underground garage.
Technically, the building is state-of-the-art: heating and cooling are provided by an air heat pump with a central unit in the basement. Heat is delivered through underfloor heating with room-by-room control. All apartments are prepared for retrofitting a smart home system.

Sieveringer Straße 11 is located at the beginning of Sievering, where Döbling ceases to be a city and begins to be a wine village. The immediate surroundings feature the old village structure with its vintner farms, Buschenschanken, and Heurigen; behind them, the vineyards rise towards Kahlenberg and the Vienna Woods.
The 19th district is one of Vienna’s greenest neighborhoods: here the forest and meadow belt begins, as do the foothills of the local mountains.
You don’t have to travel far for peace in nature, yet you don’t have to forgo the city’s modern infrastructure. Around the property is a lively neighborhood: Café Friedl right next door, Viennese tavern and fine dining from Restaurant Eckel to Robert’s Alt Sievering, Sonnberg market, doctors and pharmacies, kindergartens and schools, as well as two of the country’s most renowned private clinics – Rudolfinerhaus and Privatklinik Döbling.
Tram line 38 stops at Sieveringer Straße station right at the Billrothstraße intersection and takes about 15 minutes directly to Schottentor and the Ring. Bus lines 39A and 38A serve Sievering and the vineyards up to Neustift. The S45 (Oberdöbling station) connects the suburban line with U4 (Heiligenstadt) and U6 (Nußdorfer Straße) subway lines. By car, you can quickly reach the city center and have good access to the highway.
