Tenuta San Lorenzo - A peaceful retreat between the Sibillini Mountains and the Adriatic Sea.
Some properties impress with their size, others with their architecture. And then there are places you remember above all for the way they make you feel.
Tenuta San Lorenzo is one of those places. Just 5/6 minutes from the centre of Treia, in the province of Macerata, the moment you pass through its gates you enter an entirely different world: peace, silence, beautiful scents and an extraordinary sense of care and harmony. A lush Mediterranean garden, filled with flowers and enchanting corners, surrounds the house, while the views stretch from the Sibillini Mountains all the way to the Adriatic Sea. The nearest neighbours are approximately one kilometre away, offering a degree of privacy that is difficult to find without sacrificing proximity to everyday amenities.
The estate is surrounded by approximately 3,800 sqm of fully fenced gardens with an automatic entrance gate. The outdoor spaces were designed by a landscape architect, with pathways winding through the greenery, fragrant jasmine, fruit trees – including cherry, almond and fig trees – a dedicated vegetable garden and a small pond with a fountain, even home to its own frogs.
The lawn is planted with Zoysia grass, chosen for its resilience and relatively low maintenance requirements, while outdoor lighting and an automatic irrigation system allow the gardens to be enjoyed and easily maintained throughout the year.
At the heart of this little paradise is the magnificent 12 x 5 metre infinity pool, built in 2023, with a saltwater system and a structure featuring metal panels designed with seismic resistance in mind. The outdoor areas also include a barbecue area, a two-car carport and a technical room serving the irrigation system.
The swimming pool, irrigation system, outdoor lighting and video surveillance system can all be managed remotely through home automation and dedicated apps.
The villa was renovated starting in 2016, with the works completed in 2023, and is arranged over three levels for a total of approximately 240 sqm, excluding the spacious covered porch.
The renovation involved both the interior and exterior of the property and included external thermal insulation, a ventilated roof and oak-framed windows with double glazing and mosquito screens. The fireplaces and wood-burning stoves were also restored, while the heating system can additionally be powered by LPG.
The character of the house is immediately apparent on the ground floor, where terracotta floors, vaulted ceilings and stone-effect details create a warm and authentic atmosphere. From the entrance hall, where the staircase leads to the upper floor, there is access to a guest bathroom with shower and to the spacious living and dining room. The charming rustic-style kitchen features a breakfast bar and French doors opening directly onto the garden. A pantry and laundry room complete this level.
The first floor features a cosy lounge with fireplace, a master bedroom, a second bedroom and a spacious bathroom with both bathtub and shower.
The attic floor, filled with natural light through automatic Velux windows, is arranged as an additional self-contained living space, with its own living area, bedroom and bathroom with shower.
The house does not currently have air conditioning, but naturally maintains a pleasantly cool temperature.
The property benefits from both mains water and a private well; the latter is not currently connected to supply water inside the house.
Tenuta San Lorenzo is a property that is beautiful to look at, but even more beautiful to experience. The scent of jasmine and flowers, the gentle sound of water from the pond, the infinity pool seemingly merging into the landscape and the sweeping views reaching from the Sibillini Mountains to the Adriatic Sea create a rare feeling of serenity.
A place cared for in every detail, private and peaceful, with something truly paradisiacal about it.
