Set within approximately six acres (STS) of beautifully maintained grounds, paddocks and gardens, Springfield House is an exceptional country residence offering over 3,500 sq ft of immaculately presented accommodation.

Complemented by stables and an extensive range of outbuildings, the property combines period character, modern comfort and outstanding lifestyle appeal, particularly for those with equestrian interests.

Occupying a delightful position on the edge of the highly regarded village of North Scarle, this substantial family home enjoys a rare balance of privacy and accessibility, with excellent connections to Newark and its direct rail services to London King’s Cross, while the popular village of Collingham lies just a short drive away.

Designed to accommodate both family life and entertaining with ease, Springfield House offers a wealth of beautifully proportioned reception space. At the heart of the home lies a bespoke Nolte Küchen kitchen, appointed with premium Siemens integrated appliances, Dekton work surfaces and a distinctive copper-finished island, while bifold doors open onto the terrace and south-facing gardens beyond.

The reception rooms are equally well appointed, comprising a superb 28ft lounge/dining room with a traditional cast iron range, a beautifully panelled sitting room with a striking stone fireplace, a magnificent orangery overlooking the gardens and a versatile snug. A utility room and cloakroom complete the ground floor accommodation.

Arranged over three floors, the accommodation includes five well-proportioned bedrooms, comprising a superb principal suite with dressing room and en-suite facilities, a further en-suite bedroom and a generous family bathroom. Occupying the second floor is a striking games room and gym beneath exposed timber trusses, providing a versatile space ideally suited to recreation, home working or additional family accommodation.

Externally, Springfield House truly comes into its own, the south-facing gardens are beautifully established, featuring mature planting, productive vegetable beds, a picturesque wildlife pond, a 25ft greenhouse and a spectacular wisteria-clad pergola.

Beyond the formal gardens lies a superb Scotts of Thrapston stable block incorporating four loose boxes, a tack room and a substantial coach house store area. The well maintained pasture land is divided into four enclosed paddocks, each benefiting from its own water supply, making the property ideally suited to equestrian pursuits whilst also lending itself to a variety of other lifestyle uses.

Further enhancing the property’s appeal is an extensive range of ancillary buildings, including substantial garaging with adjoining workshop space positioned to the front of the property. To the side, a collection of traditional brick and pantile outbuildings currently provide practical workspace and stores, whilst offering excellent flexibility for a range of alternative uses, subject to any necessary consents.

Springfield House represents a rare opportunity to acquire an exceptional country residence that successfully combines character, versatility and lifestyle appeal. It offers the very best of rural living within easy reach of excellent transport links and everyday amenities.

Seller’s Insight

”When we moved to Springfield House around 12 years ago, we were immediately drawn to the combination of its character, space and location. It offered the opportunity to enjoy a genuine countryside lifestyle whilst remaining incredibly well connected, with Newark and its direct rail services to London within easy reach. For us, it has always been the best of both worlds.

One of the most significant projects we undertook was the redesign of the kitchen in 2020. We spent a great deal of time planning every detail, carefully considering the layout and sourcing the highest quality materials and appliances. We are particularly proud of the result and love the contrast between the contemporary kitchen and the property’s original character and how it has seamlessly connected the space to the terrace and gardens.

The improvements have extended far beyond the kitchen. Over the years we have invested significantly in the property, replacing the private drainage system, boiler and oil tank, whilst continually enhancing the interiors with quality finishes and thoughtful details throughout. Even the cloakroom was designed with the same level of care, featuring embossed Italian tiles that reflect the attention given to every room.

The orangery has become one of our favourite spaces. By adding a solid roof and a log-burning stove, we transformed it into a room that can be enjoyed throughout the year. Whether it is a bright summer morning or a winter evening by the fire, the views across the gardens are always beautiful.

The second floor is incredibly versatile, we have used it as a bedroom suite with dressing room alongside a games room and gym but it could equally provide guest accommodation, a dedicated leisure area, home-working space or multi-generational living.

The gardens have brought us enormous enjoyment. The greenhouse and vegetable beds allow us to grow a wide variety of produce throughout the year, while the well, located within the outbuildings, provides a natural water source for the irrigation system. Several years ago we created the wildlife pond, complete with a duck house, and it has attracted an abundance of birds and wildlife.

It is a super place to keep horses, the paddocks and stables are well maintained and there are excellent hacking routes straight from the doorstep. The extensive garaging and outbuildings have also been a tremendous asset, providing practical storage, workshop space and room for a variety of hobbies and interests. Over the years, the outbuildings have been used as a home office, a space for brewing our own beer and general workspace, whilst the generous garaging has been invaluable for storing vehicles, equipment and machinery.

Perhaps more than anything, we will miss the setting and the community. We have wonderful neighbours and North Scarle has a strong sense of community and nearby Collingham provides everything needed for day-to-day life. We have been extremely happy here and will leave with many fond memories of both the house and the lifestyle it has given us.”
