Rustico Manciano

We are located in the Marsiliana Cutignolo area, just a few kilometers from Capalbio, a 15-minute drive from the beaches, easily accessible without any dirt roads to travel, in a non-isolated position that still guarantees privacy. The farmhouse, an ex-farmhouse, has been regularly expanded and renovated and now measures a total of 232 square meters net, plus about 60 square meters of porticoes and balconies. Currently, it consists of three apartments that can be easily unified. On the ground floor, there is a two-room apartment and an apartment with a kitchen, bathroom, two bedrooms, and a storage room. On the first floor, the large apartment consists of an entrance, a bright living room, a storage room, three bedrooms, and two bathrooms, along with a veranda and a balcony.

The garden surrounding the house is lush and well-maintained, measuring about 5000 square meters, and hosts two warehouses and an ex-pigsty for an additional approximately 200 square meters, convenient for use as a tool shed or garage for further residential development.

Heating is provided by pellet and wood stoves. Solar panels are installed for the production of hot water.
