Most waterfront houses look down on the water from high above, reached by long flights of steps or not at all. This villa is one of the very few exceptions. From the house, a gentle stone path winds through the olive trees, past the pool, down to a private platform on the water, where you can swim, or tie up your own boat. No hard climb back up. And this is not just any stretch of sea. Sivota Bay is one of the most sheltered natural harbours of the Ionian, a deep, calm inlet protected from the open sea, which is why yachts have come here to anchor for generations. Living on its shore means flat water for swimming in the morning, your boat moored a few steps from the garden, and the harbour village of Sivota, with its tavernas and marina, just a few minutes away. The house sits ten metres from the shore. It was renovated in 2024 by an architect who kept its stone and timber character, and every room looks across the bay to the green hills opposite. The upper floor is given over to living. The front door opens onto a light-filled level where an open kitchen in white plaster and solid walnut, with brass fittings, leads to a living room and dining area gathered around a double-sided fireplace. Folding glass doors open onto a 49 m² covered balcony that runs the full width of the house. The master suite shares the view, with a sculpted stone basin and a walk-in marble shower that also looks out over the water. On the ground floor, five bedrooms open side by side onto their own arched stone balconies, facing the pool, the garden and the sea. Each has its wardrobe. They share two bathrooms with large walk-in showers, a separate WC, a kitchenette, and a closed laundry and storage room. The layout suits a large family or a group of friends: everyone has a private room with a view, and everyone meets upstairs. The garden is laid out in terraces of dry-stone walls, Mediterranean grasses and old olive trees. The infinity pool stands at its heart, its edge seeming to run straight into the bay. Under timber pergolas, the outdoor kitchen with barbecue, the long dining table and a sunken lounge with built-in stone benches make the outdoors a second living room from May to October. A separate stone cottage for two, with king-size bed, kitchenette and bathroom, gives guests their own independence. From your own mooring, Meganisi, Kastos, Kalamos and the beaches of the south coast are a short boat trip away.
