In Tuscany, in the municipality of Montalcino (Siena), in the Torrenieri area, we are offering for sale a single plot of agricultural land measuring 15.4 hectares with a newly planted Sangiovese vineyard, covering a total area of 11.80 hectares.  The property is in a strategic and easily accessible location: it can be reached via a farm road for about 200 m, near the Asso stream.
Agronomic characteristics of the vineyard
Vineyard created according to modern and rational criteria, with high density and professional structure:
Vineyard area: 11.80 hectares.
9.63.26 hectares planted in 2024 (replanting with uprooting of existing vineyard).
2.16.74 hectares planted in 2025 (with replanting rights assigned).
Grape variety: Sangiovese.
Planting density: 2.50 m x 0.80 m.

Vine shoots: approximately 59,000 (supplied by VCR nursery).

Plant structure and materials
Plant constructed with sturdy and durable equipment:
Intermediate and end posts in Corten steel.
Supports in iron rods.
Three rows of support wires.
Ends with tie rods anchored to the ground with reinforced concrete plates, hot-dip galvanised steel locking rods and iron tensioners.
Morphology, drainage and water management
The land slopes slightly, which is favourable for the natural drainage of surface water. The vineyard is served by perimeter ditches for collecting rainwater, which are maintained and sized to convey precipitation.
Crop security: fencing and vehicle access
To protect against wildlife, the entire perimeter of the vineyard is completely fenced:
Chestnut and/or Corten steel posts (height approx. 1.80 m).
Galvanised iron mesh with rectangular mesh (height approx. 1.20 m above ground).
