In the heart of Sicily’s Tyrrhenian coast, on the hills surrounding the historic village of Patti, in the province of Messina, we are offering for sale a charming property complex set within a natural setting of rare beauty, characterised by stunning views of the sea, the Aeolian Islands and the Sicilian countryside.

The property covers approximately two hectares of land, predominantly planted with splendid olive trees over a century old, which shape the landscape and confer the estate with an authentic and timeless charm. A Mediterranean setting of nature, tranquillity and fragrances, where the vegetation alternates with glimpses of the sea and the rolling hills of the hinterland.

The complex includes two independent residential units, with a total internal floor area of approximately 435 square metres, offering a wide range of potential uses: from a prestigious private residence to a home designed to accommodate several families, right through to an ideal property for a hospitality venture nestled in the heart of nature.

Residence A

The first residence is introduced by a picturesque courtyard with panoramic sea views, a space with a distinctly Mediterranean character that leads to the entrance of the house.

The interiors are centred around a spacious, light and welcoming living room, which is flanked by an open-plan kitchen with access to a terrace offering delightful views of the landscape and the sea.

The sleeping area comprises four bedrooms and three bathrooms, with spacious rooms and a functional layout.

In the basement, there are also three large rooms used for storage, which are interconnected but each have their own separate entrance. Their layout allows for a variety of uses, providing valuable ancillary spaces to serve the property.

Property B

The second property, which has been recently renovated, features bright and functional rooms spread over two levels.

On the main floor, there is a spacious living room, a kitchen, a bedroom and a bathroom.

The upper floor, meanwhile, houses a further living room with an open-plan kitchen, three bedrooms and two bathrooms, making the property particularly versatile both for independent use and as a natural extension of the main residence.

A property surrounded by nature

What makes this property particularly charming is the seamless relationship between the buildings and the surrounding landscape.

The elevated position ensures privacy, tranquillity and a particularly pleasant climate, whilst the outdoor spaces allow you to fully enjoy nature all year round.

Among the centuries-old olive trees and Mediterranean vegetation lies a charming gazebo nestled in the greenery, ideal for al fresco dining, moments of relaxation or simply for contemplating the surrounding landscape.

The property is completed by an ancient underground cistern, a feature that tells the rural history of the place and helps to preserve its original charm.

From the property, the view extends across the surrounding countryside to the sea and, on the horizon, the outline of the Aeolian Islands: a panorama that changes with the light throughout the day and is one of the property’s most distinctive features.
Patti and the Sicilian Tyrrhenian coast

Nestled between the sea and the hills of north-eastern Sicily, Patti is a town with an ancient history, where the charm of the Mediterranean landscape blends with the cultural richness and traditions of the area.

Its historic centre boasts picturesque alleyways, churches, palaces and panoramic terraces, whilst along the coast there is a succession of beaches, bays and striking rock formations lapped by the waters of the Tyrrhenian Sea.

A short distance away are some of the most fascinating places in this part of Sicily.

The Mongiove Caves, shaped over the centuries by the action of the sea, form a succession of particularly striking natural inlets and cavities, ideal for exploring by sea.

Not far away lies Tindari, one of the area’s most iconic sites, famous for its sanctuary, its ancient Greco-Roman theatre and its extraordinary panoramic setting overlooking the Gulf of Patti and the Aeolian Islands. At its feet lies a unique natural landscape, characterised by coastal lakes and sandy spits within the Laghetti di Marinello Nature Reserve.

Continuing along the coast, you reach Milazzo, with its headland jutting out into the Tyrrhenian Sea and the famous Piscina di Venere, a spectacular natural pool nestled amongst rocks and crystal-clear waters.

From the port of Milazzo, the Aeolian Islands – one of the Mediterranean’s most iconic destinations – are easily accessible. Lipari, Vulcano, Salina, Stromboli, Panarea, Alicudi and Filicudi constitute an extraordinary natural and scenic heritage and are a prime destination for excursions, holidays and days out at sea.

Transport links and accessibility

Although surrounded by a secluded and unspoilt natural environment, Patti enjoys excellent transport links to the main towns of north-eastern Sicily.

The town has its own access to the A20 Messina–Palermo motorway, providing easy access to Messina, Milazzo and, continuing westwards, Cefalù and Palermo.

The Patti–San Piero Patti railway station lies on the Messina–Palermo coastal line and is served by regional and Intercity train services. Messina can be reached in about an hour by train, whilst services to Palermo allow you to reach the Sicilian capital without needing to use a car.

Of particular interest is its proximity to Milazzo, which can be reached from Patti in about 30 minutes by car. Hydrofoils and ferries depart regularly from its port to all the main Aeolian Islands, with Lipari and Vulcano reachable in about 50 minutes on the fastest services.

For both domestic and international flights, Catania-Fontanarossa International Airport is approximately 110 km away, with a journey time by car of around two hours. The airport is one of the main gateways to southern Italy and is served by numerous domestic and European flights.

Alternatively, Palermo Falcone e Borsellino International Airport is situated approximately 200 km away and can be reached mainly via the A20 motorway in just over two hours.

The city of Messina, the main gateway to mainland Sicily across the Strait, is about 65 km away and is easily accessible by both car and train.

This combination of privacy, natural surroundings and good accessibility is one of the most appealing aspects of the property: a quiet and authentic location, yet easily accessible from Sicily’s main cities, airports and ferry services.

An authentic Sicilian experience

Set against this stunning backdrop, the property offers a rare opportunity for those wishing to experience the most authentic side of Sicily: a large country estate immersed in centuries-old olive groves, surrounded by the sea and nature, offering vast open spaces, absolute tranquillity and a spectacular view of the Aeolian Islands.

A place where time seems to slow down, where the Mediterranean landscape, history and nature become an integral part of daily life.

A property with a unique character, combining the charm of the Sicilian countryside, proximity to the sea and the Aeolian Islands, and convenient transport links to the rest of the island and to major Italian and European destinations.
