This wine estate is ideally located in the heart of Périgord in Dordogne, just a few minutes from the bustling town of Bergerac, where you can find all the shops and services. Its location also allows for global connectivity, with Bordeaux International Airport just 1 hour and 20 minutes away and Bergerac Airport only 15 minutes away. Périgord, a land inhabited since prehistoric times, is a region rich in history, reflecting a unique architectural, cultural, and gastronomic heritage. Pécharmant is a highly regarded appellation in the Bergerac region, known for its unique soils and terroir, featuring ferruginous clay in the subsoil that allows for remarkable tannin quality and an atypical aromatic palette. In terms of surface area and number of wine properties, it is a small appellation, which always generates a sense of rarity. Many enthusiasts consider Pécharmant to be a ”Cru of Bergerac” in their hearts. This estate spans 25 hectares and is primarily the result of a remarkable family adventure, with four generations succeeding one another to develop, expand, and innovate without ever betraying the desire for excellence. The vineyard consists of 12.3 hectares in AOC Pécharmant, where we find the emblematic grape varieties of the region: Merlot, Cabernet Franc, and Cabernet Sauvignon. Additionally, there are 5.5 hectares in AOC Rosette, an appellation that produces only sweet white wines with grape varieties such as Sauvignon Blanc, Gris, and Sémillon. The remaining land includes both agricultural land and a reserve of potential for development with areas classified as AOC Pécharmant and Rosette. In terms of professional buildings and equipment, everything is planned and functional. First, on the vineyard, tools are available to ensure an eco-responsible approach; for example, all chemical herbicides have been banned for 15 years and replaced with mechanical work using adapted tools. This is a living vineyard, the result of constant investment, with remarkable planting density and an optimal average age of the vines. You will also find all the necessary cellars to transform your magnificent grapes into great wine: - A winemaking cellar with stainless steel tanks equipped with increasingly product-friendly tools. - An aging cellar with barrels specifically selected for the wine and the estate’s terroir. - A climate-controlled storage and order preparation cellar. - A reception room for sales at the estate, along with offices that complete this remarkable production facility. We must also mention the presence of a barn with a workshop and phytosanitary storage, as well as a shed for equipment. In terms of built property, the estate includes the family home, a beautiful stone longhouse, and a secondary house in the heart of the vineyard. These two houses can serve multiple purposes: be used as a residence by the owner, serve as accommodation for an estate manager, or be converted into a guesthouse to host and retain your best clients and the press. The wines from the estate, regularly awarded, are recognized and renowned in the French market among wine merchants and CHR (café/hotel/restaurant) clientele. As you can see, this is an estate with a strong market presence in terms of image, where everything is already in place on a technical level. All that remains is for you to express yourself by creating your own story and imagining multiple development paths, such as expanding export sales or developing wine tourism... It is up to you to come and discover this magnificent estate, which will prove to be an excellent investment. ”The fruit of the meeting between a man, a land, and the sun, a great wine can only be conceived through love” Fernand Baudry - Founder of the Estate (1901 - 1999) Des informations sur les risques auxquels est exposé ce bien sont disponibles sur le site Géorisques : https://www.georisques.gouv.fr/
