A real estate complex of historical and cultural value, located on one of the panoramic hills of Passignano sul Trasimeno.

The property includes an ancient tower, called Torre di Monteruffiano. It was once a medieval fortified complex situated on a hill overlooking Lake Trasimeno. Today, it appears as a picturesque ruin surrounded by vegetation but still retains strong historical and scenic charm.

Built around the year 1000 as part of a defensive system linked to Perugia, the tower was part of the Monte Ruffiano castle, which controlled an important medieval route (the so-called “Via Toscana”), essential for connections between central and northern Italy.

Architecturally, the tower is currently incomplete: it has lost its upper floor but still preserves the ground floor, where a small church dedicated to Santo Stefano once stood, with the original stone floor still visible. The structure is surrounded by the remains of the keep and what remains of the ancient buildings that once formed the fortified village. From an urban planning perspective, a change of use is possible, including residential, without altering the exterior, with only the reconstruction of the damaged parts and the possibility of creating three floors above the ground floor.

Part of the same real estate complex and a short distance from the Tower are four stone buildings, seismically renovated.

- The main building is a two-story structure intended for tourist use, with plans to create five studio apartments.
- The other independent buildings, all with similar characteristics, are planned to be converted into four additional tourist apartments.

The properties are in a raw state, without finishes or systems installed.

Additionally, it is possible to recover the volume of an existing but unrestored building.

The entire property is surrounded by a vast area of over 11 hectares, mostly olive groves, and the whole complex enjoys breathtaking views of Lake Trasimeno.
