Chateau Bellevue is a private 18th-century estate in Yvrac, just 25 minutes by car from central Bordeaux, along the route to the world-famous vineyards of Saint-Émilion.
The estate is approximately 15 km (9.3 miles) from Bordeaux-Saint-Jean railway station and 25 km (15.5 miles) from Bordeaux-Merignac International Airport. The Atlantic coast, including the beaches of Arcachon Bay and its renowned oyster-farming villages, is approximately 50 minutes away by car.
Within a five-minute drive are Grand Frais Montussan, a premium supermarket specializing in fresh fruit and vegetables, quality meats and dairy products, as well as everyday groceries; a full-service Intermarché supermarket in Yvrac; a Japanese restaurant; and an Italian pizzeria.
Set on approximately 1.2 hectares (3 acres) of private landscaped grounds, with neighboring century-old vineyards beyond the estate boundaries, the property comprises approximately 955 sq m (10,280 sq ft) of buildings:
Main house: approximately 644 sq m (6,930 sq ft) Guest house: 99 sq m (1,066 sq ft) Staff house: 78 sq m (840 sq ft) Pool pavilion: 134 sq m (1,442 sq ft) 8 bedrooms and 8 bathrooms
Architecture and reconstruction:
The late-18th-century facades of the main house were originally designed by the renowned French architect Victor Louis, who also designed the Grand Theatre de Bordeaux.
The entire estate was fully rebuilt from the ground up. The works included the foundations, stone walls and roofs, as well as the complete replacement of all engineering systems and equipment in the main house and every additional building.
The natural stone used for the main house was supplied from Versailles by Saint-Jacques Atelier, a specialist company involved in the maintenance of the facades of the Palace of Versailles. The interiors were designed and decorated by Paris-based designer Jean Remy Couradette.
Amenities:
The residence includes a 125 sq m (1,345 sq ft) grand salon for formal events and entertaining, a living room with a home cinema, a fully equipped fitness room, a hammam, a veranda with a Jacuzzi, landscaped terraces and relaxation areas, as well as a purpose-built enclosure suitable for ornamental birds or squirrels.
The estate also features a heated 8 × 15 meter (approximately 26 × 49 ft) swimming pool with a separate pavilion. The pool is equipped with an automatic roller cover used overnight and during inclement weather. Together with the heating system, this allows the pool to be used year-round while maintaining a water temperature of approximately 29°C (84°F).
Engineering and smart-home systems:
The technical infrastructure includes a dedicated power transformer, an emergency generator, new drainage wells and pumps for stormwater and wastewater, a municipal sewage connection, mains gas, a secondary water-supply line and high-speed fiber-optic internet.
A fully integrated smart-home system operates throughout all buildings and incorporates perimeter and interior video surveillance, temperature and motion sensors, control of underfloor heating and radiators, central ventilation and air conditioning, automated irrigation, and automatic lighting throughout the grounds and interior spaces.
Move-in ready:
All furniture, interior furnishings, lighting fixtures and equipment shown in the photographs are included in the purchase price.
Château Bellevue is offered fully furnished and equipped and is ready for immediate occupancy, without the need for further construction or engineering works.
The estate is offered directly by the owner-developer.
