Depending upon the purchaser’s tax status and the apartment’s use within the tourist-letting operation, it may be possible to recover or offset some or all of the purchase VAT. Eligibility and the timing of any recovery depend upon the individual purchaser’s circumstances and continued compliance with Austrian tax requirements.
The project team has arranged access to specialist Austrian tax support through Deloitte-MPD-QUINTAX. Services may include tax registration, VAT reporting and assistance with a potential input-VAT recovery. Any appointment and associated professional fees remain subject to a separate agreement between the purchaser and the tax adviser.
No representation or guarantee is made by the selling agent concerning an individual purchaser’s eligibility to recover VAT. Independent Austrian tax and legal advice should be obtained before entering into a purchase.
Purchaser’s commission: 3% of the net purchase price plus statutory VAT, payable upon successful conclusion of the transaction.
The purchase documentation also identifies ancillary acquisition costs, including Austrian property-transfer tax, land-registration fees and legal or contract-preparation costs. Full costs, tax treatment and payment arrangements should be independently verified before purchase.
PARKING
An underground parking space may be purchased separately for €25,000 net.
Where a parking space is purchased, it is intended to be made available to guests occupying the associated apartment as part of the resort operation.
According to the current information supplied, owners or guests of apartments without an allocated parking space may be able to use resort parking at a charge of €10 per day. Availability, charges and the final parking arrangements remain subject to confirmation in the operator documentation.
