Théoule-sur-Mer occupies a privileged position on the western edge of the Esterel Massif, where the rust-red volcanic rock of the Corniche de l’Esterel meets the Mediterranean. The town sits within a protected natural park, which has kept development deliberately limited and the coastline largely intact. This is one of the few addresses on the Côte d’Azur where the combination of dramatic geology, clear water, and low building density remains genuinely rare.

The town centre has a small marina, a weekly market, and a handful of restaurants including Le Cabanon de l’Esterel for seafood. Cannes, with its full range of dining, shopping, and cultural infrastructure, is approximately 20 kilometres east. The beaches at La Figueirette and Miramar are within a short drive.

Cannes is reachable in around 25 minutes by car via the N98 coastal road, or by regional TER train from Théoule-sur-Mer station, which connects directly to Cannes in under 20 minutes. Nice Côte d’Azur International Airport is approximately 50 kilometres east, typically 45 to 55 minutes by car depending on traffic, and serves a wide range of European and international routes.
