The house was built in 2014 and is ready to use. The 188 sqm of living space is spread over two levels. There are four bedrooms, two full bathrooms and two separate guest WCs, so guests have their own facilities and the household isn’t sharing the main bathrooms. The living room, dining area and kitchen form one open, bright space oriented towards the view, with direct access to the terraces and pool. The 4×10 m infinity pool is the centre of the outdoor space. Several separate lounging and dining areas surround it, and there is a BBQ and outdoor cooking area for long lunches and dinners at sunset. Below the house, natural terraces with olive trees slope down to the boundary. Two storage rooms provide space for luggage, garden equipment and pool supplies, which is useful whether you live in the house yourself or rent it out.
Many island homes are built for summer only. This one has central heating, a fireplace, four air-conditioning units and double glazing throughout, so it is just as comfortable in January as in August. A solar boiler provides hot water. Separate water reserves give you a reliable backup. An automatic gate, private parking inside the plot and a camera system complete the practical side.
Rental Potential
With four bedrooms, a private infinity pool and views over Pigadia and the sea, the villa suits the summer holiday rental market well, especially families and groups looking for space and privacy. Charter flights from several European countries make Karpathos easy to reach during the season. The villa doesn’t have to sit empty outside summer. Central heating, a fireplace and double glazing make it comfortable year-round, which opens it up to longer stays from remote workers who want a quiet island base with the town only 2 km away.
Location
Karpathos is the second-largest island in the Dodecanese complex and one of the islands that have retained their authentic Greek charm. Karpathos can be reached by plane with charter flights from several European countries and scheduled domestic flights from Athens, and by ship, both from Piraeus and Rhodes. Its main attractions include several pristine beaches, be them sandy or with small pebbles, as well as the settlements of Olympos, Menetes and Aperi, the traditional architecture of which will travel you back to a bygone era. No more than 14 km south of Pigadia, Afiartis is Karpathos’s top windsurfing address, blessed with favorable winds sweeping its surrounding coves.
