Outdoor areas
The roof terrace is a special asset of the house: an unobstructed view of the Zadar Channel - equipped and furnished, ready for evening socializing at sunset. The terrace on the 1st floor is arranged as a covered outdoor kitchen with a dining area - refrigerator, hob, sink and cabinets, with a shaded relaxation corner - a second living room most of the year.
Banj is a small, authentic village on the northern coast of Pašman, an island in the Zadar archipelago known for its olive groves, vineyards, pine forests and quiet pebble bays – a quieter and less tourist-developed alternative to the surrounding, busier islands. The house is located only a hundred meters from the town center and the sea, within reach of local cafes and taverns, while maintaining a green, open environment.
Transport connections
Pašman is connected to the neighboring island of Ugljan by a bridge near Ždrelac, and from there by a regular ferry Preko–Zadar (Gaženica port) to the mainland – one of the most frequent ferry lines in Croatia, with up to approximately 29 departures per day in the season. Banj is located close to the bridge, so the Preko–Zadar line is practically the best connection to the mainland. Alternatively, the island port of Tkon is directly connected by ferry to Biograd na Moru (the journey takes about 20 minutes). Zadar Airport is about 25–30 km away via Biograd, or it is also accessible via the Preko–Zadar ferry with a short car ride – which means that European air connections are about an hour’s drive door-to-door.
