Set alone on a hilltop, the property feels wonderfully removed from the world. Views extend across the South Styrian countryside towards Slovenia, while mature trees, traditional orchards and established gardens create privacy around the buildings. It is peaceful without being isolated: Graz can be reached in approximately 45 minutes and Graz Airport in around 40 minutes.
The Principal Residence
The principal house provides approximately 300 m² of living space arranged across three levels. Constructed in the early 1980s, it has been given the atmosphere of a much older rural home through the considered use of reclaimed timber, substantial beams, traditional materials and old brick floors.

On the lower level, a bedroom opens directly onto the garden. This floor also includes a bathroom, dressing room and practical utility, heating and service areas.
Throughout the house, timber floors, tiled surfaces, old brickwork and wooden windows reinforce its relaxed rural character. The property is heated by an oil-fired central heating system with radiators, complemented by the tiled stove.
The Historic Guest House
A separate guest house, believed to date from around 1900, provides approximately 100 m² of additional accommodation.
Its ground floor extends to approximately 56 m² and includes a living room, a kitchen with dining area and a bathroom with shower and WC. Two bedrooms and a further WC occupy the upper floor.
