Wide open space, mountain air, and the quiet beauty of western Montana come together on this exceptional 20 acre horse property in Florence, offering a rare opportunity for equestrians, outdoor enthusiasts, or anyone seeking privacy and room to live fully. Surrounded by mature ponderosa and aspen trees, private walking trails, and frequent visits from deer, elk, wild turkeys, and other wildlife, the setting feels wonderfully secluded while remaining just 15 minutes from Missoula. The two level home offers 2,100 square feet of thoughtfully designed living space with three bedrooms, three bathrooms, and a new gas fireplace on the main level. All bedrooms are located upstairs, and both the interior and exterior were completely remodeled six years ago. Outdoors, the property continues to impress with a private backyard featuring a beautiful patio, full in ground sprinkler system, and raised garden beds. Beyond the home, the land opens into a fully functioning horse setup currently leased to a long term tenant, with 16 horses on the property. Equestrian amenities include a private outdoor dressage arena, eight separate corrals, a pole barn, and several outbuildings for hay and tack storage. The combination garage, shop, and hay building measures 94 by 40 feet, with 48 by 40 enclosed, insulated, heated, and equipped with 50 amp and 30 amp connections, along with a separate 20 by 20 insulated and heated shed. Recent improvements include a 60 foot round equine training pen, 20 additional trees, added arena fill, extensive fire hazard reduction work, and a new refrigerator. A newer tractor with heat and air conditioning, along with 10 attachments and mowers, may also be included or negotiated with the sale. The Bitterroot River is just a short walk or ride away, further enhancing the appeal of this remarkable property.
